What factual information am I offering in this picture? Real-time data witnessed yesterday as I walked over thousands of square feet of roof, checking on a rooftop unit install project. We replaced ten 50-ton RTUs, along with repairs to fourty-plus other units on a warehouse, over the last several weeks. Five of the ten units are over a BUR-built up roof system, and the other five are over a newer TPO-thermoplastic polyolefin roof system. What most in the CRE industry refer to as the "white membrane" roof, but there are other types of white membrane systems. All five units over the BUR were running at 100% on the VFDs as we checked the operation of each. Four of the other five over the TPO system were not running when we went to them. At the first one, I immediately looked to see if the power disconnect was off - no it was on. As the tech opened the unit sections for me, he identified incoming power and the VFD at 0%. When he opened the return air side, he pulled up the t-stat that was installed there to see power on and the t-stat satisfied. We bumped up the set point, the unit started, ramped up to 100%, and ran as expected. The next three were found in the same state, and the final was running when we approached it. All that to be said, it was very clear to me that identical units sitting over very similar interior conditions (warehousing), with the only difference being the roof system type, on a 95-plus degree Memphis day is... The fact that the "white roof system" TPO in this case absolutely offers many benefits, with the interior conditioning elements being one! After an insane amount of snow last year, Park City had many roof cave-ins and leaks in the neighborhood causing thousands of dollars of damage.
