Happy Homeownership Month! The Homeownership Symposium held on June 8th was a great success with over 130 attendees and 17 vendors. The event included presentations from vendors, breakout sessions with Lowe’s on DIY projects, the Better Business Bureau on reputable contractors, an attorney on estate planning, and Citibank on saving for home repairs. Additionally, we had a panel discussion featuring three CTO homeowners and CEO Scott, focusing on purchasing a home through the CTO program. The event ended with raffles for gift cards and appliances. The Home team also conducts in-person orientations at the FIC once a month, where the HOME team leads CTO and DPA orientation presentations, typically with 15-20 attendees. TI and landlord work letter: I got an LOI recently where they said, we're only asking for $20 a square foot, but then they sent a work letter that was worth the equivalent of $150 a square foot. Tenants need to understand what their work letter covers, and how much it costs a landlord to get there. National tenants are really bad at doing that because they will send a default work letter with all of their LOIs without actually taking a look at each location and adjusting it so that the work letter doesn't look so overwhelming. A landlord is going to get it and immediately think I have to do all of this, and they're going to go price it out, and it will kill the deal. Tenants need to look at each specific location and think, Okay, this one already has the grease trap, this one already has the vent, and adjust their work letter if they're going to send a work letter. Or it's better just to send a request for TI, but the work letter gets confusing when tenants haven't visited the property or had a contractor visit the property. Unfortunately, some landlords may ignore tenant communication, leaving their tenants frustrated and powerless. 🟢 Most of us can relate to going into a shop, intending to buy something and being ignored by the shop attendant, which can be very frustrating as we have come in specifically to purchase an item. 🟢 We don't mind waiting when the shop is busy. But just being ignored for other reasons when we're ready to spend our hard-earned money can get your dander up. 🟢 If you were continually ignored, you would probably walk out and go somewhere else. In addition to labeling what's in your boxes, add what room they'll be going into, as well. When you arrive at your new home, unpack BY ROOM. The unpacking process will feel more manageable.
