Top Questions Charities Should Ask Landlords As a charity looking for a place to rent, you must be mindful of the specifics of the agreement you are entering into. There may be many different people out there who are willing to provide you with a space, so you have to know what to ask to ensure you are finding your best match. Fenton & Scott is of course here to help you ask these questions and find the perfect match. But it is good to be prepared yourself, so let’s take a look at some questions you should consider asking. Q: What will the cost for the agreement be? Might this change? As a charity, your first question will be about cost. We understand that budgets are tight for most people in the current climate, and charities are definitely not immune to this. You must consider your income and what this is made up of. You may have some professional funding, or rely heavily on donations and public funding. However this is, you must ensure that you have a financial forecast for the foreseeable future in order to be sure you can afford the property now and in the future. A good landlord will of course be transparent with you about cost, and make sure you know what you are getting into. Fenton & Scott is here to answer any questions you might have regarding the costs associated. Q: Who’s going to handle maintenance costs and fixing problems? As a charity, you often rely on the kindness of other people. Identifying who is responsible for maintenance and repair costs upfront is key to making sure you sign the right contract. In most cases, you will find that minor repairs and maintenance may be your responsibility, like keeping the property clean and maintaining the windows, but big repairs like damaged walls or other major works are generally the responsibility of the landlord. Q: How flexible will the contract be? At Fenton and Scott, the charities are provided with a monthly license-to-occupy. When it comes to housing, a question we often receive from Members is: "Who does what?" Housing is a strategic priority shared by the Squamish Nation, Hiy̓ám̓ Housing, and Nch’ḵay̓. Although there is a level of integration between the three organizations, the focus, projects, and responsibilities concerning housing differ for each organization. The Squamish Nation oversees the construction of single detached homes on reserve and manages the Member housing allocation list. Hiy̓ám̓ Housing is the Nation’s non-profit housing provider and is responsible for building and managing affordable (non-market) housing for Members. Nch’ḵay̓ Development Corporation is responsible for the development of market housing. Market housing is housing for the general public to be rented or sold at current market prices (not at reduced rates), and thereby helps make money for the Nation. On the Sen̓áḵw project, which is primarily market housing, a portion (250 units) will be reserved as affordable housing specifically for Squamish Nation Members. Hiy̓ám̓ Housing will be the agency responsible for managing those units.

The hope behind the Rental Protection Fund is to preserve those levels of affordability by granting money to non-profits to acquire the buildings, safeguarding the buildings from redevelopment or disinvestment and their tenants from rent escalation or bad-faith evictions. If a one-bedroom unit currently renting at $1,022 a month belongs to a building that gets redeveloped, for example, the new unit that takes its place would very likely command rents of $2,287 — or more, depending on the area. Shifting ownership of such a unit from the private sector to a non-profit would preserve the unit and its affordability. https://lnkd.in/dzTf4RXf

I appreciate your article this morning Gary Fleisher I’ve been doing start up and build to suit since 1968. I am all in on modular housing working with, whom I think is, one of the most proactive, energy filled, smart guys, 16 years in the industry, in association with expert industry leaders world wide, and endless money, on the “problem” you elucidate. It all boils down to the same impediment; the biggest source of cost and risk; a bureaucracy borne in self-survival over best outcomes for humanity. My heart breaks everyday. No matter where I drive (50k m/year), even in the best neighborhoods, I see homeless dying by the side of the Truckee river in greater numbers each successive year. Yet City Hall still stalls approvals of modular projects; and outlaws manufactured housing, while the numbers of elderly women, pushing carts containing all their worldly possessions, hoping not to drop articles that won’t fit in their cart while holding a cane they can’t use (true story). There is no heart at City Hall for the risk borne by caring citizens and developer/builders after extended, deep, costly, overly thorough underwriting, to win entitlements to build future slums. Less government borne in today’s brand of politics may help.
