"[In 2026 Tredway will be] nationwide in strategy, local in approach. 2023 has had a solid opportunity set, and we see the next two to three years — especially if interest rates remain volatile — continuing along the same trajectory. The trick is to do the good, impactful deals and avoid the bad ones."

It's time to unravel the HOME Initiative to expose misinformation
In a world where housing has become an ever-increasing concern, the HOME initiative emerged as a beacon of hope, promising affordability and inclusion for all. However, the recently released documentary, "Subdivide and Conquer," sheds light on the unsettling truth behind the initiative, exposing a web of misinformation that threatens its core principles.
"Subdivide and Conquer" takes a deep dive into the inner workings of the HOME initiative, revealing a narrative crafted around affordability and inclusion that may not be as straightforward as it seems.
One of the film's central themes revolves around the claim that the HOME initiative primarily focuses on affordability. While the initiative's proponents argue that it aims to create housing options for diverse income groups, the documentary challenges this narrative. By dissecting policies and dissecting public statements, "Subdivide and Conquer" uncovers instances where the affordability aspect seems more like a marketing strategy than a genuine commitment.
Moreover, the film highlights the intricacies of the term "affordability." It questions whether the housing provided under the HOME initiative is genuinely affordable for those who need it the most or if it merely caters to a specific income bracket. The revelations prompt viewers to reevaluate their understanding of what truly constitutes affordable housing in the context of the initiative.
In addition to affordability, the documentary delves into the notion of inclusion within the HOME initiative. While inclusivity is a buzzword that resonates positively with the public, "Subdivide and Conquer" challenges the sincerity of the initiative in creating truly inclusive communities. The film examines cases where the HOME initiative may inadvertently perpetuate segregation or fail to address the diverse needs of various demographic groups.
Misinformation becomes a focal point as the film exposes instances where the public narrative surrounding the HOME initiative deviates from the reality on the ground. Through interviews, expert opinions, and a meticulous examination of official documents, the documentary strives to dismantle the carefully constructed image of the initiative, revealing a more complex and nuanced story.
"Subdivide and Conquer" prompts a critical evaluation of the information disseminated by housing authorities and policymakers. It challenges the audience to question whether the promises of affordability and inclusion are being upheld or if they are merely convenient slogans that mask deeper issues within the initiative.
"Subdivide and Conquer" sparks conversations and fosters a more informed public that addresses the housing crisis and requires not only good intentions but also a transparent and accountable approach to policy implementation.
Good article, and an important one, Tom. Good to see the author highlight new developments - in MD and VA - as well as the importance of zoning changes, such as in Jackson, MS. Every municipality needs to eliminate these damaging rules that limit homeownership options simply due to construction method and old biases. Nice to Next Step Network and Pew Research Center in the article.
Name a more iconic duo, I’ll wait…
