Redefining Maintenance with Doug Geiken-Regional Maintenance Manager with Lloyd Companies "There is a TV show called "The Zoo," I think it was called. It's kind of a documentary, but also a normal weekly show, and it was about the Bronx Zoo. The introduction to the show was done by the guy who runs the Bronx Zoo, and he said, "If you ask any child to draw a picture of a zoo, they're going to draw a picture of an animal behind bars." He said, "I want to change that perception of what people feel is a zoo." I feel the same way about maintenance. If you ask most people what a maintenance person is, they give you the same picture of the guy from Friends, who wore a gray outfit with a big ring of keys, and he was kind of stupid, only doing things when he felt like it. It really bothered me. With our systems, I hope to make things better. My son is a licensed plumber, and I showed him the training center. He plumbs all over Sioux Falls and does an amazing job. When he saw the training center, he said, "I wish they had this for the average homeowner," because there are so many things he can do plumbing-wise, but he doesn't know how to do all the things your guys do. He said it would be so nice to have. I thought, that's the ticket. People don't realize how much knowledge a maintenance tech has to have. That inspired the whole idea of training. It was always there, but it really made me think we need to expand on this. How it's changed us: I had the great opportunity to speak at the NAA conference in Atlanta last year, and it was partially about this. One of the things I mentioned was that we hired three guys from a car wash company in St. Paul. None of them had any maintenance experience, but they have turned out to be tremendous employees. We had to train them in our system and our ways. Of those, two are already leads. Since then, we've added two more car wash techs who had no idea how to do maintenance, but because of our training program, have turned out to be amazing. We're so thankful for them. That's probably our biggest change. Very seldom do I look for just experience anymore. I'm more focused on personality and how they will work within our team. I assess how they do things and try to place them with the group that they will work best with. It's been amazing. The change has been great. Our group of guys, the Pods, have become friends. They go out together, and there's so much more of a culture than we could have ever gotten if we were just looking for experience.
