The newly opened West Park Healthcare Centre in Toronto aims to provide specialized rehabilitative care to meet the growing need for acute and long-term rehab services. Recently The Globe and Mail highlighted the experience of an amputee patient who was one of the first to move into the new 316-bed facility. Marsha Spencer, our Toronto office's Business Practice Leader and member of the project team, was interviewed for the piece and highlighted how the building incorporates the surrounding Humber River Valley into the interior design by "bringing the outdoors, indoors." With the design of Care Home bedrooms, there seems to be 2 main schools of thought in the uk (at least with new build schemes) ............ 🛌🏻 The first, is that the bed shouldn't be visible from the corridor to protect the resident's privacy & dignity (shown in this sketch as option 1). The other school of thought, is that the bed should be clearly visible as you enter the room (option 2). If you're in the Care Home sector I'm interested in your experience ( and I’ve even worked out how to set up a LinkedIn poll.....I hope 😁) I've worked on different Care Home projects where the client's generally had a firm view in favour of one or the other of these approaches. What is your experience or view? ❓ Do you go for option 1 or 2? Stirling University in their 'Intersection of Dementia & Design' course are very clear that for dementia patients, option 2 should be used. Their principles are, that for someone with dementia, being able to see the use of a room, before entering it, is really important, and can mean the difference between that person entering the room, or not. It's also felt that being able to see their own bed from the corridor helps the resident recognise their room before entering. The other benefit of option 2 is that it's easier to get a direct sightline from the bed to the wc. So why is that important? 🚽 Well in research it was found that residents with dementia were 8 times more likely to use the wc at night, if they could see it from the bed, than if they couldn't. That's quite a staggering statistic, and clearly something that would help with an older person's dignity and wellbeing. Not to mention reducing the amount of time that staff would spend dealing with accidents in the night. So do you tend to use option 1 or 2 and why?

Why invest in construction within the care industry? With an ageing population, investment in construction within the care industry is only growing and going to become more important as time goes on. Work carried out at care homes can include upgrades to improve energy efficiency, accessibility and safety, as well as overall interior upgrades to help residents feel at home. Buildings such as care homes often require much more specific features such as memory lanes for dementia patients, which we have fitted in the past. Friends – On behalf of Joel Swider and myself, below is our weekly health care real estate briefing. Links to the articles can be found in the first comment. 1. Becker's Healthcare published a roundup of seven rehabilitation hospitals opening or expanding thus far in 2024, including projects in Florida, New Mexico, Tennessee, Missouri, Ohio, South Dakota and Massachusetts. One of the projects will have a unit dedicated to pediatric rehabilitation. 2. American Healthcare REIT announced its pending IPO. The REIT owns MOBs, senior housing, SNFs and hospitals in 36 states and the United Kingdom, with Trilogy Health Services properties comprising more than a third of its portfolio. 3. Within the health care real estate sector, facility design needs can vary greatly based on the particular modalities and care settings. GlobeSt.com recently highlighted some of the most unique facility design aspects for LTACHs and, separately, for SNFs. 4. Dayton Children's Hospital plans to develop a $12M housing project in 2024, which will consist of 13 duplex buildings for 26 families and a community center. The development is intended for families with health care needs where the primary caregiver is another family member. 5. As part of its $1B project that will include two 15-story towers on its Memphis campus, St. Jude Children's Research Hospital recently applied for building permits for about $180M of work, which will fund an outpatient clinical building and a 3-story, 49,000-sf connector building. 6. A joint venture among DePaul Community Health Centers, a housing partnership and a developer recently completed a 5-story, 210,000-sf development in New Orleans. The building includes a health clinic along with 100 low-income residential rental units, the majority of which are reserved for seniors. 7. A recent report found that Tennessee CON laws have denied prospective health care projects valued at over $1.5B since 2000. The report said TN would have 63 more hospitals, including 25 more in rural areas, if not for CON. 8. Building Design+Construction Media recently published a ranking of the nation’s largest MOB architecture firms. SmithGroup topped the list with $73M in revenue, while CannonDesign, E4H Environments for Health Architecture, Perkins Eastman and Gensler rounded out the top five. 9. The Maryland Health Care Commission recently approved the University of Maryland Shore Regional Health’s CON application for a $540M hospital in Easton, MD. The Commission imposed several conditions as part of the CON approval, including a requirement to provide patients with an estimate of out-of-pocket charges prior to arriving for surgery. 10. Orlando Health recently purchased vacant land for future expansion at its Osceola County campus in central Florida. Though the nature of the project was not disclosed, the article highlighted another recent purchase of 6.3 acres adjacent to the same site.
