DID YOU KNOW? Since 2018, the average unit size for new US housing starts has decreased 10% to 2,420sf. Construction starts for new single-family homes declined in 2022. But starts for homes with fewer than 3 bedrooms increased 9.5% over the same period. Shrinking the size of homes and making them more efficiently scaled by eliminating bathtubs, dining rooms, separate living rooms, etc can bring costs down (and profits up). (WSJ)

NYC is building permanent outdoor dining structures. One of the most cost effective ways cafes and restuarants can increase their covers is to occupy public space such as parking spaces. Many restaurants want this retailers and others don’t. Aucklands outdoor dining fee for the city centre is $2000 per year for 10sqm. 65% more than other areas (Heart of the City). This is for footpath space not road space. This isn’t the only reason Queen Street doesn’t have any outdoor dining but it is a factor. How different would it be if Auckland encouraged street dining in the city centre and elsewhere?
