Good info on the Kansas City housing market here in comparison to other Midwest cities. The best way Kansas City can get out of its rapid increases in housing costs is to build out of it. Residential construction is the most effective means of ensuring affordability in housing. When new residential units are built, it alleviates demand pressures, preventing prices from skyrocketing. Additionally, modern construction methods and technologies can be leveraged to create more energy-efficient and cost-effective homes, reducing long-term expenses for homeowners. While the intention is noble, we must also consider the challenges that come with building affordable housing. 💰 It is a common misconception that labor and materials are cheaper when building affordable housing. In reality, the cost of labor and some materials remains the same, if not higher, regardless of the type of housing. This means that the developers may not be able to offer affordable housing at significantly lower prices. 🚧 This flaw in thinking highlights the need to explore other ways of creating affordable housing. One promising solution is the adaptive reuse of properties. By repurposing existing buildings, we can save time and money, making it a faster and more affordable way to provide housing for those in need. 🏠 Not only does this approach offer a more cost-effective solution, but it also promotes sustainable development. Austin is significantly behind its target of building affordable housing units, as stated in a report from the City of Austin and HousingWorks Austin. The 2017 plan aimed for the construction of 135,000 new homes over a decade, half of them affordable to those earning under $65,000 per year. However, only a third of the anticipated homes have been built halfway into the timeline. Particularly, there is a significant shortfall in homes for those earning less than $25,000 annually. Challenges include securing sufficient funding and finding appropriate sites for construction. In certain expensive neighborhoods, such as West Austin, desired affordable housing units have not been built. On the positive side, the city has succeeded in preserving over half of its 10-year goal of existing low-income housing from extensive remodel or demolition.

Great points about the need for Affordable Housing to become both a business and government priority. "But the real relationship between housing affordability and property value is much more complicated. If housing becomes prohibitively unaffordable to the population it serves, it creates a number of unwanted consequences like mass relocation, social unrest, and economic stagnation. So what is the actual relationship between property prices and housing scarcity? "Now more than ever, though, affordable housing is having its moment. Cities and states are mandating that affordable housing units be built using carrots and sticks, which has created an opportunity for the real estate industry. "What we need in order to make housing more affordable to the majority of Americans is more moderately priced units. These are being called by housing affordability advocates “the missing middle.” Unfortunately, the missing middle is not always easy to construct. New construction is usually on the higher end of the affordability spectrum. New buildings are clean, well-adorned, and have modern amenities. While this might not be the affordable stock that many want, the theory is that they make the rest of the housing stock more affordable by comparison."
