Long Island’s office availability rate continues to tick higher, though weakness among buildings’ quality tiers is not spread evenly. The availability rate at 3 Star properties has remained flat year-over-year at 11.6% in Q4, while top-tier properties have seen a jump of over 300 bps to 15.7%. Melville and Jericho account for over half of the premium office space listings, where 75% of all high-end space was built prior to 2000. Meanwhile, areas like Great Neck and New Hyde Park, which feature more newly constructed / renovated office stock, have been able to retain tenants and enjoy much lower availability rates. #longisland #office #availability #costar
