The 70s corridor boasts a high concentration of businesses – with more than 39,000 located within a 10-minute drive of the corridor – and is home to 75% of the St. Louis region’s industrial occupiers that have more than 500,000 square feet of space and employ more than 1,000 workers. Among the region’s largest occupiers and employers located along the corridor is Boeing, which has a $1.8 billion expansion project in the works at St. Louis Lambert International Airport that will create 500 jobs. The airport is also preparing to invest $2.8 billion in a new, consolidated, single terminal that will contribute to additional growth in the region.
With plenty of real estate space available, the corridor’s accessibility to the St. Louis region and key markets around the country is a reason why developers, site selectors and businesses are recognizing it as an asset and are actively seeking to position their facilities in close proximity to the corridor.

Before Baltimore’s Francis Scott Key Bridge collapsed in late March, the Port of Baltimore was one of the fastest-growing major ports in the country. In fact, it was the only major U.S. port to see its container volume increase in 2023, while nationally port activity settled down and returned to a pre-pandemic brline.
On the real estate side, the Baltimore region has 207 million square feet of industrial space, with 1.5 million square feet in the pipeline. The market registered an 8.3 percent vacancy rate at year-end 2023, making it one of the more tenant-friendly markets in the fairly tight industrial space.

In a race to lure jumbo cargo ships up the Mississippi River, Plaquemines Port Harbor and Terminal District has signed a preliminary deal with APM Terminals to build a 900-acre container terminal about 20 miles south of the Port of New Orleans.
Under terms of the agreement, Plaquemines Port will lease the land to APM Terminals for at least 30 years. The initial construction phase will begin with a 200-acre development that includes a container terminal with on-dock railing and a berth capable of handling ships that carry 14,000 twenty-foot equivalent units.
The land is on the west bank of Plaquemines Parish, Louisiana, about 50 nautical miles from the mouth of the Mississippi, where the river meets the Gulf of Mexico. The agreement includes options to expand the terminal and other logistics activities up to 900 acres.
“In time, this greenfield site has all the potential to evolve into one of the big ship gateways into the U.S.,” Wim Lagaay, APM’s senior investment advisor to the CEO, said in a recent news release. “This venture allows us to build from the ground up, integrating cutting-edge technologies and sustainable practices to create a modern logistics hub that prioritizes safety, efficiency, and productivity.”
