In light of a recent ruling by an Allegheny County judge against a previously approved affordable housing project in Fineview due to zoning complications, I am compelled to address the broader implications. This decision underscores the ongoing challenges in ensuring affordable housing in Pittsburgh, especially when the city faces a staggering shortage of around 15,000 units. Judge Mary McGinley's verdict brings to the forefront the pressing issue of gentrification, which not only disrupts communities but also exacerbates the wealth divide. In an era where investors can remotely acquire properties in Pittsburgh, it's untenable to squander resources on legal battles bred in our backyard that stall crucial housing projects. We must prioritize the collective voice of the community over the whims of a few. Decisions should resonate with the present needs and not be swayed by outdated preferences of a minority. Affordable housing isn't merely about shelter—it's pivotal for a prosperous and inclusive Fineview and Pittsburgh. Our Future Hilltop is committed to fostering community dialogue. We host monthly gatherings, conduct polls, organize events, and ensure transparency through live-streamed meetings and online board minutes. Every delay in housing projects pushes homeownership further from many, threatening Fineview's essence. It's disconcerting when some choose to remain disengaged, affecting our collective trajectory. Here is the Newsday TV coverage of the Town of Hempstead's decision to scale back the Inwood and Lawrence TOD zoning. Vision's Director was quoted but only a portion of what he said was included so in essence the message is: We see the pushback to multifamily and TOD zoning due to heavy pressure from NYC and NYS interests to overrule local zoning. This pushback is not only in the Town of Hempstead but in a number of places since mandates were proposed over the last 4 years. Essentially a top down regional strategy employed over these last 4 years to push housing is not successful and we need to get back to Planning Locally which produced over 17,000 units of mostly rental housing approved in nearly 50 communities across Long Island. Before the NYS and regional mandates were proposed 4 out of 5 (80%) project hearings for TOD's had more community supporters than opponents . During and after the mandates that number is now 50%. What is needed is investment in very hyper local planning, community outreach, and real trust building. NYS can stay out of zoning but assist in other ways by getting us our fair share of infrastructure dollars, planning and subsidies for affordable housing. The good news is that even with the repeal the Town of Hempstead still has an opportunity to allow for growth project by project in Inwood and Lawrence. https://lnkd.in/eSHZUe7r

🏙️ Exciting news for Knoxville’s real estate market! The Vintage Cal apartments in downtown Knoxville are set to receive a substantial property tax break. This incentive is crucial in accelerating the construction and completion of this development, which includes a significant low-income housing component. Vintage Cal at State Street and Union Avenue is a $47 million project with 167 apartments and the same number of on-site parking spaces. Recent federal housing data confirmed that house prices rose in all 50 states between the first quarter of 2023 and the first quarter of 2024. The three states with the highest annual appreciation were 1) Vermont, 12.8%; 2) New Jersey, 11.6%; 3) New York, 10.9%. Albeit slowly, housing follows normal laws of supply and demand: when demand increases faster than supply, prices rise; and increasing supply will reduce pressure on prices. The legislature’s passage of H. 687 to reduce regulatory barriers to housing production is good news. Some government subsidy for housing production is also appropriate: next week is the groundbreaking at Bay Ridge, 94 new homes in Shelburne run by Champlain Housing Trust. https://lnkd.in/eR-xQCXG

States across the West are facing both housing shortages and shifting ideas about how to manage millions of state-owned lands that were set aside to raise revenue primarily for public schools. In Colorado’s Eagle County, affordable housing is so scarce that school district leaders have pleaded with locals to open their spare bedrooms to teachers because employees have nowhere to live. According to state Senator, Dylan Roberts, Colorado has a lot of land that’s under state ownership that is either sitting completely vacant or being underutilized in really key areas that could be suitable for workforce housing development. Great piece from Sharon Grigsby speaking truth in the face of misinformation about the Forward Dallas Comprehensive Plan update. I’ve chaired the comp plan committee for the past two years, and city staff and the committee have worked diligently with the public to put together a draft that addresses our most pressing needs from a land use perspective, including the housing shortage. To address the housing shortage, the ForwardDallas draft suggests several strategies, including “missing-middle” housing. What is missing middle? Buildings comparable in scale to a single-family home with more than one residence, such as duplexes and accessory dwelling units a/k/a granny flats. Some folks vehemently opposed to expanding missing middle are falsely claiming FD is a sweeping zoning change. Not true. A comp plan can’t change zoning. That’s Texas law. Expanding missing middle will require code changes. Crafting code changes to make missing middle work for Dallas will require thoughtful efforts from our policymakers. Misrepresenting ForwardDallas as a sweeping rezoning is a cynical attempt to stop consideration of missing middle as a tool to tackle the housing shortage.
