When retrofitting tennis courts for Padel, key considerations include: Footings: 1. Requires concrete cutting for footings around 12mm tempered glass. 2. Excavation and pouring of footings are costly. Structure: 1. Larger and stronger welds and steel members are needed to ensure code is met Costs vary by location, with higher expenses in regions like North Queensland and North WA due to severe weather conditions. All sports, especially rapidly growing ones like Padel, should be planned with a realistic view of ROI and usage. High infrastructure costs can be a significant deterrent. High density, services and public open space around mass public transport stops makes complete sense but how it’s done requires careful thought and scrutiny. The Rosehill Racecourse proposal by the Australian Turf Club calls for up to 25,000 new dwellings. This equates to 40+ One Central Park (16+34 storey) towers in an area roughly equivalent to the University of Sydney. That’s a huge number of towers in a relatively small area. Where will the school, green streets, bike paths and open spaces fit? How many of these new homes and streets will receive sunlight in winter? Is 40+ towers realistic and if not why is this number being publicly floated? It’s essential that we do more than just address the immediate problems of supply and affordability. We need to do density better and discuss sensible targets. Doing better means ensuring community benefit, liveability, amenity and high quality public open spaces for current and future generations.

25,000 homes on the site of Rosehill racecourse is a very good number. For comparison the 2015 Sydenham-Bankstown upzoning proposed 35,000 homes across *10* stations. This is the kind of ambition we require to build ourselves out of the housing crisis. One thing missing from this is any sort of value capture - if ATC is making $5b from this station being added then they need to make a huge contribution to the metro or other public infrastructure. https://t.co/4C2RCiVMyX

So here's a transcript. “So right now we’re at the future Deep Fork Trail. It’s about 4.3 miles, and this is the phase one portion of the trail. The Oklahoma City Trail system is almost 100 miles of multipurpose trails. The end goal is for for it to be a little over a hundred miles where residents can get on at any section of the city and end up right where they started if they were to go around the circumference of the city. Trail systems are a great way for local residents to get out and explore their area, what around them, and even get to their office, their business without having to use vehicles if they wanted to use an e-bike or a bicycle. They can get on a trail system and safely get to their destination. It’s also a great way for people to recreate. We’re always trying to get our residents to live healthy lifestyles and enjoy the recreational opportunities around them.
