Came across this post from Artcad Builders with a photo that the team at Panaskopic Productions LLC took at a project site in Santa Rosa and noticed MiTek Hardy Frame Shearwalls being used. Hardy Frame was the first of its kind (like many solutions from MiTek). An innovative solution to address the increasing width of shearwalls in wood framed construction, Hardy Frame forever changed the way new construction was built as other manufacturers followed and developed their own version of pre-engineered shearwalls. Definition of Purfume on a pig. This awful, decaying and maintenance heavy parking deck in a downtown district was built in 1966……Approaching 60 years old It costs millions to keep it safe and fundamentally functional It’s a single use parking structure, that is dead along the sidewalk in an otherwise vibrant, walkable downtown. Notably Anti-pedestrian, It Would never be built like this today. Antiquated and detrimental to the street Painting it is truly adding purfume on a pig There are so many examples of these extremely costly and urbanistically negative structures that need to be rethought, reevaluated and reassessed for a more effective, efficient future that will make them assets instead of liabilities for their communities. Instead of spending millions to shore it up, which will only lengthen its unfortunate existence, decks like these are long overdue for a total transformation into a very different asset for the community City building requires rethinking and removal of negative and detrimental elements and identifying a path to create positive assets that will enhance a downtown and a community This is only one example….there are plenty more…..like surface parking lots #citybuilding #parkingdecks #imvestincities #leadership #effectivemunicipalities

Protecting Cornwall’s heritage Barteliver Farm, situated within an early medieval village first recorded in 1337, is a piece of Cornish agricultural history. When the roofs of several Grade II listed barns on the farm needed replacing, the search began for a material that would protect both the structural and historical integrity of these buildings. In October of 2022, Ilex Construction Ltd set to work converting these historic barns into residential properties. When work began on reviving the barn roofs, the team discovered that the roofs had been previously repaired using different sizes and gauges of slate – this had done more harm than good and hastened the need for repairs. Firstly, the existing roofing was carefully removed and the timber structure inspected and repaired. Riverstone 500mm x 250 mm Ultra-grade tiles were then laid using a blend of modern and traditional construction techniques in a celebration of both the old and the new. The thinnest possible phyllite that still retains its superior strength, Ultra-grade Riverstone was chosen to recapture the charm of the roof’s original aesthetics while ensuring that it remains weathertight in even the strongest of coastal storms. While access to the site was a challenge due to ecological concerns, the project was completed both on time and on budget. This piece describes a collaborative effort to feasibly increase housing stock with ADUs. If you have a big enough yard this seems like a reasonable idea. However, in urban locations with limited space between dwellings, I wonder how the buried utilities for these ADUs get routed to the street without major disruption to existing driveways, walls, trees, and fences. More roofs mean managing additional storm runoff. Some details to figure out. Jeremy Liu
