FM throughout the building's life cycle. As a Facility Manager, have you faced any maintenance or cleaning constraints due to the building's non-forward-looking design? Have all your energy cost-cutting efforts failed? Have you faced unsafe conditions while performing certain tasks at height due to poor design of the building access? #facility_management should not only be understood as general building management connected with everyday building operations but it should also include long-term planning and focus on its users. This should already be essential in the preparation phase of the investment process centered on building construction. An important factor is also the ecological aspect of building influence on the living environment due to materials used for its construction as well as the energy consumption necessary for its operation. #Building_life_cycle begins with the acquisition phase (including investment project, project preparation, design of operational projects, building construction, and final building approval). Then it continues with a use phase, which in the course of time requires rebuilding, revision, maintenance, and reconstruction. The final phase of the building life cycle is the deconstruction phase. Very often the tasks and competencies of a facility manager correspond with the phase of building use(operation) An ideal approach is if #the_role_of_a_facility_manager is implemented already in the initial phases of the building life cycle. Such a solution has many advantages also significant savings of finance both at investment costs as well as later the operational cost (87%) Most of the operational costs are conditioned by space, material solutions, and technical equipment. These factors predetermine the #energy_demands of a building and its operational maintenance. #Facility_managers can with their proactive attitude already in the phase of building acquisition influence future operational costs. #Facility_managers should correctly define requirements for tasks of outsourcers of particular support services within a building, such as cleaning, maintenance, catering, administration, and many more services for each object of specific parts of the operation. #Facility_managers should define individual construction elements,(tread flood surface, surface wall finishing, effective distribution of entrance doors) so that the maintenance costs are minimal. Within the construction and building preparation, the facility manager should give requirements for a suitable building envelope with suitable heat resistance, which will prevent heat losses and so will contribute to lowering the costs of heating. Accepting the suggestions of the facility manager and their implementation into project design can influence the effective services management of facility management in the phase of building use and consequently also to the lifetime of a building #The_Idial_role_of_FM #Building_life_cycle
