„I have problems in the apartment, and the facility management doesn’t react.” A client recently approached me, as she has been living in her apartment for 6 months. Since the beginning, she has had problems with the water system. The facility management doesn’t respond to mail or phone calls. And unfortunately, they aren’t the only ones. Whenever you google a facility management in Berlin, it usually has very bad ratings. There are only very few exceptions. Most of the facility managements get paid very, very poorly. They have to manage lots of apartments to stay profitable. But they are saving on all ends, especially when it comes to their employees. Most employees that work for property managements are completely overloaded with work. Many of them are close to burning out. I even know some excellent people who had to quit for the same reason. I don’t want to justify it, but I think it’s important to understand what’s happening in the background. And so the sad truth is, in most cases, facility management will only react if it’s absolutely necessary. 👉 As a first step, I would always recommend communicating with them. May it be via email, through their website, by calling or even by going to their office. We actually did the latter one with some of our clients, and it helped really well 🙂 👉 In any case, make sure you write down everything that has been discussed. One should also create a record of what is broken and add photos to that. Every piece of documentation should be saved for later proof. 👉 Contact the apartment owner directly: they often have no idea of what's going on. Their contact should be stated on top of every lease contract. When they approach the property management, that often helps. 👉 get external help from a lawyer or the tenant association. I would really only recommend it if the issue is really, really serious. Once this step has been taken, it's hard to get back to a good relationship. It’s a delicate issue, and every case is different. In the case of our client, she decided by herself to contact the tenant association. We are proud to have led the energy optimisation on this project helping 1 Cumberland Place to reduce its gas demand by 76% and HVAC electricity demand by 75% while taking the Base Building EUI from 121 to 44. For 87% of the 2,946 scheduled hours of operation post implementation, Symphony Cycle supported the full cooling load of the building for free. We estimate that Symphony Cycle alone is responsible for 30% of the total energy savings. As the case study shows, 1 Cumberland Place presents a positive exemplar for how Ireland’s built environment can carve out a pathway to net zero.

At 1 Cumberland Place in Dublin, Hibernia Real Estate Group Ltd is working to achieve class-leading levels of sustainability in a building originally completed in the 1970s. As part of our Net Zero Carbon Pathway, 1CP has recently been retrofitted to meet modern standards of energy performance while retaining most of its original structure and skin. The work to date has had a major impact, but more recently we have introduced new technology to control energy demand and allow for heat recycling with further improvements expected. To mark the progress at 1CP and share our experience of modernising the building with others, we recently commissioned a new case study report by RKD, which has just been published. The report highlights how 37% of Ireland’s emissions come from the built environment and emphasises the importance of refurbishing existing buildings to modern standards, reducing energy use and the need for new office buildings. This process, as the report explains, involves a hands-on approach to building monitoring, management, and improvement. The key findings of the report include: • 1 CP outperforms existing Irish office stock on several metrics • The building’s BER was improved through its refurbishment from an E2 to a B2 rating, representing a 63% reduction in rated primary energy demand and placing it within the top 5% of Irish office buildings in terms of its BER rating • Its actual measured performance is now better than that suggested by its BER with a further 39% realised in energy reductions due to the installation of innovative energy reduction technology over the last 2 years • As a result of the refurbishment, the estimated embodied carbon footprint was 66% lower than that of constructing a new office building • Such energy and embodied carbon performance would be remarkable for any office building, but is especially so as it was achieved while retaining the majority of 1CP’s structure and much of its skin.
