Interesting post from Grady Newman and Whitney Kidd While I agree somewhat agree, there hasn’t been a protech company to capitalize in a large way on this for a few reasons IMO. 1. Residents don’t want to be constantly solicited in their home 2. Managers are supposed to be gate keepers 3. Managers are not engaged with their vendors that provide D2C services ( rev share or not ) for various reasons 4. Disposable income of renters are different from those that are homeowners 5. PMC’s that aren’t large enough or dense enough in their markets don’t have the bandwidth to overlook this Having started and ran two businesses in this space, I will say unit economics on services do differ in the HOA space compared to Mf but scale to market is much slower in the HOA space Thoughts? When I was working as an operator in multifamy I *thought* I knew my customer. And I did, better than many. When I opened Enoch & Co. and started working with ethnographic researchers to interview residents- I learned how much I *didn’t* know. Two things: #1 we have a trust issue in #multifamily between “tenants” and “landlords” (and yes - I used those words because…) #2 from the top down, our business is structured as investment management (which it is) but not customer-service industry… which we are. It’s a very unique business model. There is an internal disconnect that a few firms are starting to mend - but most are not even close. We have been able to learn so much through shifting our perspective, leaning in to ask real questions and get real answers…and I genuinely hope we are able to help our partners and clients do the same. The research part of our business is one of my favorite things we do - and this is why. Thanks to Grady Newman and Whitney Kidd for sharing valuable insights below that sparked the share!
