JUNE UPDATE | Nassau County Fire Station No. 10 - Auld & White Constructors is making significant progress on Fire Station No. 10, a new 3-bay fire station on Edwards Road in Yulee. The foundation was poured, trusses were flown, and we recently celebrated the topping-off with a hardhat tour of the future facilities. Once completed, Fire Station No. 10 will feature a range of facilities for its firefighters, including administrative offices, living quarters, a day room, and a bunk room. The station will also have a locker room, kitchen, dining area, dispatch and communication rooms, and several other shared spaces. APPROVAL ✅ We love getting the win for our clients! Project Name: Three Occupants Development Location: 49 Follett Road Cheltenham Year: 2023 Client: Lucky Cat Golden Triangle Investments Pty Ltd The Task: The application, as per plans prepared by Grove Architects, was seeking permission to develop the land for three double storey dwellings, and associated buildings and works in a General Residential Zone. The Outcome: Within this neighborhood, there are many multi-unit developments within the immediate area of Follett Road and so the proposal was compliant with the aims of the General Residential Zone 3, as it proposes a residential development of a similar density to many other developments in the immediate area. Secluded Private Open Space of the proposed units were located on the ground floor and were proposed in a backyard form at the rear of the properties. SPOS requirements were met, as per the schedule to the zone and also relevant building height requirements were met. Six car parking spaces for the occupants were proposed on the site, bins storage area, as well as storage associated with each dwelling, and driveway. The proposal was well put together, and all the necessary requirements were adequately met, thereby attracting special consent from the relevant authority. #townplanning #approvals #developments

The units were designed for multiple relocations that would save time, money, and natural resources in future building relocations. The buildings include a fully functioning fire station, a fully operational kitchen, a laundry facility, a living quarters and a recreational area. The buildings were placed within a limited space, making it slightly difficult to place them on-site. Once the department was finished using the facilities, they were quickly removed from the site, with the site restored to its previous condition with little or no impact on the surrounding area. The warehouse development in Basildon Borough Council is presently under construction. The buildings, designed by Stephen Alderdice Studio and delivered by our client over two phases delivers two adjoining warehouses, enabling a phased demolition of the pre-existing building. Each new unit has three storeys of accommodation (comprising 54,000sqft) in place of a single warehouse (formally comprising 24,830sqft) with accommodation over two storeys. We are partnering with co-developers Rose Equities. and Garden Communities on the Torrance Del project which will 272 units of new housing, including 27 affordable units, to Torrance, CA. The design draws on classic Southern California courtyard housing with a village-like plan of linear buildings framing courtyards running north-south through the site. Considering Torrance’s multi-cultural community, a rich program of places for social interaction will go well beyond the typical housing standard for the region. Residents will have access to social and amenity spaces surrounding a communal pool area, in addition to outdoor gathering places distributed throughout the site’s courtyards. Layered over a continuous parking podium, landscape treatment is lush, offering a tempered outdoor environment. The first level of the garage, which is semi-subterranean, also includes over 10,000 SF of co-working amenity space which can be converted to other uses in the future. Crownstone were recently asked to come and take a look at some leaky balconies at a development in Colchester. The building in question was a residential block of flats, where 3 were experiencing water ingress from their balconies. These are the steps we took to get the issue rectified: 1. Complete a survey to understand the scope of the issue. 2. Undergo a desktop survey, looking at the manuals from the building to work out how water was getting in. 3. Started working out potential route for how the water was getting into the building. 4. Conducted an invasive investigation to check whether our hypothesis was correct. It turns out that water was being trapped in the marquise above the balcony, sending it back into the building. Once this was confirmed, we then built a design detail of how it was getting it in, and another to show how this could be rectified. The residents have now had their claim approved by the company insuring their building, and we can go about getting it all fixed. If you've got water coming in where it shouldn't, don't wait around. Water can cause huge amounts of damage to a property, even if you can't see it. Always remember, 60% of your body is water, your home shouldn't be. #leak #waterproofing #construction

A closely watched project that will add more than 1,700 apartments to Jersey City’s booming Journal Square neighborhood is on the verge of two key construction milestones. Its developer, Kushner Cos., says the first phase of what’s known as One Journal Square is more than three months ahead of schedule and will top out by April, as crews complete the steel frame for the 64-story, 966-unit north tower. The firm at that point will also start vertical construction on the second phase, where plans call for another 757 units atop the podium that’s been built to support both structures. Big changes are coming for #NYC sidewalks! Office of the Mayor of New York City Eric Adams & NYC Department of Buildings Commissioner Oddo unveiled "Get Sheds Down," an overhaul of #sidewalk construction rules. Removing eyesores faster, while boosting safety & life quality. The plan will incentivize property owners to complete critical façade work promptly, reducing the average age of active construction sheds from 500 to a fraction of that. Focusing on #alternative solutions like safety netting and other less obtrusive alternatives, the mayor hopes maintain #safety without creating blight in public spaces. A pilot at #QueensCourthouse sets an example.
