Thanks to the City of Covington, Georgia, our manager for Retail Commercial Development, Daniel, had the opportunity to speak about retail development and opportunities along the corridor at Elevate Highway 278 CID Board today. “There are several retailers who need sites along this corridor,” said Daniel Martin, CLS. “This presents an excellent opportunity to redevelop and improve the character of several key gateways to the downtown.” Highway 278 CID, also called the Newton County Community Improvements Act, legislation that sets in motion improvements to make the U.S. 278 corridor more dynamic and attractive to high-end businesses and increase property values for owners already located within the CID. On average, US 278 has several areas that see more than 30,000 cars per day! Phase I of the 278 Improvement project is slated to begin in the first part of 2028, overhauling traffic intersections, lighting, landscaping, sidewalks, and medians. This has the potential to impact Hwy 278 and the City of Covington significantly and promises to be a game-changer. #EconomicDevelopment

The 'Yes' Mayor is finally here, proposing a 'City of Yes'. New York has been strictly controlled by zoning, rent-control, landmarks, and other regulations with a view to in my opinion limiting its population. A city of more than 9 million people scares us Americans. It brings up visions of gridlocked streets, a mad clamor for daycare spots, the riff-raff on the streets reduced to robbery, and general chaos and lawlessness. This is the urban-equivalent of the Malthusian theory of scarcity. Finally a Mayor, who promised us a city without red tape, one that is pro-business, is making good on his promise of less-restrictive zoning. New York City is set to dramatically reshape a significant portion of its waterfront in Brooklyn following a major real estate transaction announced by Mayor Eric Adams. The city will take control of a 122-acre site from the Port Authority of New York and New Jersey in a landmark no-cash deal, which includes the Brooklyn Marine Terminal. The transformation plans involve creating a modern port facility that will foster the city’s maritime freight industry and reduce dependency on truck transportation. Key features of the redevelopment will include micro-distribution systems like cargo bikes and electric vans. In addition to boosting its maritime capabilities, the site will be developed into a mixed-use community offering housing, retail, and abundant green spaces. This initiative is part of a broader vision to develop a vibrant neighborhood along the shoreline, showcasing New York City's potential and commitment to innovative urban development. The city will invest $80 million initially for infrastructural enhancements, including the repair of three piers. New York State will also contribute, with Gov. Kathy Hochul announcing a $15 million investment. The transaction also involves the city transferring ownership of its portion of the Howland Hook Marine Terminal in Staten Island to the Port Authority, which will streamline operations and management under a single entity. The redevelopment project will commence with a community engagement and master planning process, aimed at crafting a comprehensive vision for the site over the next six to nine months. The housing market is facing a major challenge, with demand far outstripping supply. Unfortunately, current interest rates and construction costs mean that this issue is unlikely to be resolved any time soon. However, there is hope. The SMPS Pittsburgh panel discussion highlighted the need for strategic repurposing of our current housing stock and zoning changes to make more affordable housing available. I also had a brief discussion with Bobbi Jo Haden regarding their LBGTQ-friendly senior housing to be built in Oakland - I’m excited to see the synergies arise from the various partnerships in that project. Really great piece by Tim Tompkins regarding the power of BIDs and the paradox of the smaller (P)BIDs (typically areas that have been historically underserved and under-resourced, in my experience). I find this article highly pertinent to my past (P)BID life, specifically Franklin Blvd Business District in South Sacramento, in which we created a separate 501(c)3 to leverage federal, State, local dollars to enhance our public spaces. This led to a new effort of public art, activation, and ultimately investment - but it was not easy and they continue building. "Nonetheless, what we found is despite decades of success in reviving commercial corridors and public spaces, smaller BIDs face profound challenges. These BIDs, which now constitute two-thirds of all BIDs, are difficult to create and sustain in less-resourced neighborhoods. Among all 76 BIDs, one-third have only one full or part-time employee, and another quarter have only two full-time employees." #PBIDs #BID #PublicSpace #activation

This is a recently renovated unit in the first property Seth Martinez and I purchased together through a "We Buy Houses" sign in #Newark NJ. We used to staple these signs to telephone poles in inner city areas throughout #NJ. We bought this 6 unit for $220,000 in 2013. Today it's worth about 4 times that. Seth and I bought some great deals using we buy houses signs and built our first million in real estate equity in part using this marketing strategy. We've improved properties in NJ inner city areas over the last decade making them a better place to live and raise a family. As the market became a sellers market, our property values grew but the "We Buy Houses" signs stopped working. Bandit signs are a great strategy in a Buyers market, not a seller's market so you might want to try them out in the market we are starting to see now! Have you ever found a deal using a bandit sign? This unit that was just renovated by our inhouse management company and is a stark contrast to it's previous condition. I remember walking through these units years prior knowing we had our work cut out for us. It's great to see how well our team did on this recent renovation.
