ASTM International’s consumer products committee (F15) has developed the first standard, F3698, for computer-vision drowning detection systems for residential swimming pools. The devices covered in F3698 offer a variety of drowning safeguards. Examples include indicating potential for drowning, flagging low visibility conditions, and signaling in response to drowning behavior. ASTM subcommittee lead Tamar Avraham states that this is a crucial specification for systems that can usefully complement other precautions, like physical barriers and direct supervision. #SwimmingPools #Swimming #Pools #ConsumerProducts #consumers

A new Building and Energy flyer is encouraging home owners to consider safer alternatives if child-resistant doors are part of a safety barrier for their swimming pool or spa. Pre-November 2001 pools that use child-resistant doors can continue to comply with safety barrier requirements, but owners are urged to exercise extra caution and consider safer options due to the additional risk involved with this barrier type. Swimming pool Plumbing Design Series: #1 The main function of a swimming pool's plumbing system is to transport water through the filter, which cleans the water of impurities like germs and debris. Several interconnected parts make up the plumbing system, which functions as a whole to transfer water through the system and back into the pool. When does a negligently issued compliance certificate not amount to negligence? In a recent Court of Appeal decision, a claim against the Tasman District Council, which had negligently approved a building consent and compliance certificate for a home and swimming pool without a compliant fence under the Building Act 1991, failed. The homeowners discovered the fencing defects in 2019 after the limitation period under the Building Act 1991 had expired. The homeowners then made a claim for losses based on the negligent inspections under the Fencing of Swimming Pools Act 1987. These negligent inspections were in time, but the homeowners were unsuccessful. 🌊 We are at the end of the swimming season, which means it is time to take down your pool and store it for winter. a) Find any Leaks To determine if the pool is leaking, mark the liner at the water level with a non-permanent marking device such as tape or a wax pencil and observe the water level in the pool for 10 to 14 days. b) Make sure the top of the liner is still attached well. Repair any liner holes with a vinyl patch: any small punctures in the liner can be easily repaired with underwater repair kits. c) Make sure all the frame joints are fitting together properly and make sure the pool wall has not shifted from the bottom rail. d) Drain all water and allow the pool to dry thoroughly before folding up and storing. e) Disconnect the hoses from the filter. Follow the closing instructions in your filter manual. Ensure the filter is drained and dry. f) Store your pool in a dry spot for the winter where it will be safe from any damage, freezing, or pests.

New York's Pool Enclosure Law ensures that swimming pools, or any contained body of water intended for swimming, are equipped with proper enclosures to prevent accidents. Here's a breakdown of the essential requirements: ✅A minimum four-foot wall, fence, or barrier between the pool and the residence. ✅Motorized safety pool cover or self-latching doors with direct pool access. ✅A 4-foot high fence all the way around in-ground pools with a closed, child-proof, self-closing gate. ✅There should be no overhead electrical conductors installed within 22.5 feet of the pool. Let’s talk about Reviewing the Title Commitment | We send these over to you, and within a certain time frame, for a reason. 📄 For your own legal protection, you should be reviewing the title commitment with your buyers + sellers. Here’s an example of why: Let’s say your client wants to build a swimming pool.🏊♂️ However, after purchasing the property, and deciding the plans for the pool, they discover due to set back lines, easements and/or restrictions they can’t build a pool at all. 🚩 Since you, as their agent, were aware of their plans for the pool - this could result in a legal suit against you.

The Empire State is making waves by introducing a "WW" (wet weather) designation to its water classifications! This long-awaited update means that many of our waters, previously not classified for swimming due to wet weather issues, are on the brink of change!
