Property Inspection
Exterior Inspection: The evaluator examines the exterior condition of the home, including the foundation, roof, siding, windows, and doors.
Interior Inspection: The evaluator checks the interior of the home, including the layout, condition of the rooms, plumbing, electrical systems, and fixtures.
Comparable Sales (Comps)
The evaluator reviews recent sales of similar properties in the same or comparable neighborhoods. These comparable sales help determine the home's market value based on the sale prices of similar homes.
Market Conditions
The evaluator assesses current market trends, such as the supply and demand for homes, local economic conditions, and the rate at which properties are selling in the area.
Location
The evaluator considers the location of the home, including the quality of the neighborhood, proximity to schools, parks, shopping centers, public transportation, and other amenities.
Size and Layout
The size of the home, measured in square footage, and the layout of the rooms are important factors. Larger homes or those with more functional layouts typically have higher values.
Age and Condition
The age of the home and its overall condition are assessed. Well-maintained homes, even if older, can have higher values than newer homes in poor condition.
Upgrades and Improvements
Any upgrades or renovations, such as new kitchens, bathrooms, flooring, or energy-efficient systems, are taken into account. These improvements can increase the home's value.
Special Features
Unique features like a swimming pool, a finished basement, a large lot, or exceptional views can add to the home's value.
