The Weekly Buzz- 14 August The market is moving fast, in our recent blog we talked about not relying on Auction Day to buy your dream home as it may sell before. In this current market, good family homes, in good areas are often selling after one open for inspection. There are currently a couple of great homes in Malvern and Malvern East that only started on Saturday, and they are now “under offer”. My advice if you are looking and see the right property, act quickly and don’t sit back for Auction Day. Vendors in some circumstances will look to sell before Auction with a strong offer. Quoting Range and final selling prices are also a hot topic at the moment. One such property in Malvern East was quoted mid $3m range but ended up selling around 10% lower than the original quote. Morning All & Happy Tuesday! Sharing the latest CoreLogic Property Market Indicator Summary for week ending 6th Aug - Here's what happened; - 𝐀𝐜𝐫𝐨𝐬𝐬 𝐒𝐲𝐝𝐧𝐞𝐲, 702 homes went under the hammer. With 544 results collected so far, 𝐒𝐲𝐝𝐧𝐞𝐲'𝐬 𝐩𝐫𝐞𝐥𝐢𝐦𝐢𝐧𝐚𝐫𝐲 𝐜𝐥𝐞𝐚𝐫𝐚𝐧𝐜𝐞 𝐫𝐚𝐭𝐞 (𝟔𝟗.𝟏%) dipped below the 70% mark for the first time since mid-March. - 761 homes auctioned across 𝐌𝐞𝐥𝐛𝐨𝐮𝐫𝐧𝐞 with 𝟕𝟏.𝟗% 𝐨𝐟 𝐭𝐡𝐞 𝟔𝟎𝟒 𝐫𝐞𝐬𝐮𝐥𝐭𝐬 𝐜𝐨𝐥𝐥𝐞𝐜𝐭𝐞𝐝 𝐬𝐨 𝐟𝐚𝐫 returning a successful result. - 𝐀𝐝𝐞𝐥𝐚𝐢𝐝𝐞 was the busiest auction market across the smaller capitals, with 105 homes taken to auction across the city. This was followed by 𝐁𝐫𝐢𝐬𝐛𝐚𝐧𝐞 (83), and 𝐂𝐚𝐧𝐛𝐞𝐫𝐫𝐚 (82). - 𝐁𝐫𝐢𝐬𝐛𝐚𝐧𝐞 recorded its highest preliminary rate since early June, with 𝟕𝟒.𝟔% 𝐨𝐟 𝐚𝐮𝐜𝐭𝐢𝐨𝐧𝐬 𝐫𝐞𝐩𝐨𝐫𝐭𝐢𝐧𝐠 𝐚 𝐬𝐮𝐜𝐜𝐞𝐬𝐬𝐟𝐮𝐥 𝐫𝐞𝐬𝐮𝐥𝐭. 𝘾𝙖𝙣𝙗𝙚𝙧𝙧𝙖 (𝟕𝟏.𝟒%) recorded an 80 basis point increase in its preliminary clearance rate this week, while 𝐀𝐝𝐞𝐥𝐚𝐢𝐝𝐞'𝐬 𝐩𝐫𝐞𝐥𝐢𝐦𝐢𝐧𝐚𝐫𝐲 𝐜𝐥𝐞𝐚𝐫𝐚𝐧𝐜𝐞 𝐫𝐚𝐭𝐞 𝐟𝐞𝐥𝐥 -𝟔.𝟏 𝐩𝐞𝐫𝐜𝐞𝐧𝐭𝐚𝐠𝐞 𝐩𝐨𝐢𝐧𝐭𝐬 𝐭𝐨 𝟕𝟔.𝟕%. Weekly Wrap I'm back with your weekly wrap-up of what is making headlines in real estate this week. The national auction clearance was 72% from 2,275 auctions, illustrating resilience in the housing market given it was the busiest auction weekend since prior to Easter. Adelaide lead the nation with an auction clearance rate of 88.2% from 127 auctions with a median sale price of $850,000, compared to the national median of $1,250,000. New home sales are up by 35% in South Australia, although well and truly behind pre-pandemic sales. According to HIA (Housing Industry Association), 2024 is shaping up to produce the lowest number of new home starts for a decade. It will be an exciting week ahead as the spring season is underway this week and with over 2,400 properties due to go under the hammer it will be a great test of the market heading into the busiest time of year.
