SUMMARY/OBJECTIVE: The VP of Land Acquisition will identify, analyze, track, and negotiate land acquisition opportunities targeted throughout Northern and Southern California.
GENERAL ESSENTIAL FUNCTIONS:
Establishes and maintains broker/seller relationships
Develop an appropriate land purchase plan in order to achieve financial objectives
Locates and keeps inventory on land suitable for acquisition and development
Performs financial and risk analysis to evaluate and select properties to pursue by conducting the necessary market research and due diligence
Determines land values in specific markets by checking property sales by means of public records, developers, and other professional affiliates
Negotiate land purchase contracts and LOI’s
Keeps a fluid tracker for land comp sales in Van Daele’s active markets
Tracks/reviews critical contract dates, due diligence deadlines, and feasibility concerns during inspection periods
Assists and coordinates as needed in the performance of due diligence investigations in cooperation with internal departments such as project management, purchasing, marketing and finance
Visits sites as required, with close attention to edge conditions, marketing window, school quality, neighborhood characteristics, and future projects and redevelopment in target markets
Assists in drafting and submitting Letters of Intent
Organizes and participates in land tours as needed
Conducts competitive and market research
Updates/maintains market analyses, product, and pricing in each target market
Maintains land opportunity database and conduct weekly land meetings
Performs other duties as assigned
QUALIFICATIONS:
Bachelor’s Degree in Business, Real Estate Development, Economics, or related field, required
At least three to five years of experience in new home residential and/or multi-family land acquisition, required
Is proficient in pro forma analysis in underwriting for sale, for rent, and or age qualified communities, required
Knowledge of market trends, pricing, growth, and supply, required
Ability to strategically implement the company’s goals by acquiring the necessary land to meet the strategic objectives, required
Knowledge of the political environment and the ability to form political connections, required
Valid Class C Driver’s License and a Clean DMV Record, required
TRAVEL REQUIRED: There is 25% of travel required.
TIME AND ATTENDANCE: This position requires punctuality and consistent attendance in the corporate office.
