Position Summary

Hillwood Properties is seeking to hire a Vice President of Retail (VP) to lead the retail division for AllianceTexas based in North Fort Worth. The VP will be responsible for driving the retail strategy and overseeing day-to-day operation of the division. The ideal candidate is a proven leader with a robust retail network and a strong track record in retail development and leasing. This individual will have direct oversight of development, leasing, and customer relationships, and will collaborate closely with internal teams to maximize value creation through retail opportunities. The VP will also manage the full transaction process, from investment strategy to project closeout, ensuring successful execution and-long term value creation.

Responsibilities

Primary Job Functions

  • Take ownership of retail business operations for AllianceTexas, including planning, development, marketing and leasing efforts to grow its retail platform.
  • Implement sustainable retail strategy for AliianceTexas, which includes Alliance Town Center, The Circle T Ranch, Harvest Town Center, Hunter Ranch and surrounding areas.
  • Collaborate with our experienced finance, development, and property management professionals to maximize value creation through retail opportunities.
  • Build and maintain strong relationships with clients, partners, and key internal and external stakeholders, enhancing Properties reputation and market presence.
  • Proactively identify and pursue transactions and new business development opportunities through leveraging market knowledge, industry trends and relationships.
  • Oversee the retail development team throughout every phase of project planning and execution.
  • Oversee financial aspects for the retail division including budgeting, forecasting, and financial performance analysis.
  • Lead recommendations related to buy/sell hold decisions to the Executive Leadership team.

Primary Job Duties:

  • Drive investment and transaction strategy for retail projects.
  • Source, manage, and close retail transactions.
  • Manage pursuits and due diligence through planning, design, pre-construction, underwriting, and investment committee approvals through project closeout.
  • Oversee the retail development team.
  • Work directly with the development management team on entitlement requests, infrastructure delivery, and vertical construction.
  • Lead all customer engagement efforts, including establishing new relationships and growing existing ones.
  • Identify and contact prospective tenants through relationships, leads, networking events, and partnerships.
  • Generate and maintain prospective tenant interest.
  • Manage the Request for Proposal (RFP) process through to the lease agreement/amendment stage and document execution.
  • Oversee and manage the third-party leasing process for AllianceTexas.
  • Assist in the coordination and planning of the construction/renovation of retail space with customers, internal development/construction teams, and consultants.
  • Coordinate with the debt team on financing as needed.
  • Coordinate with property management regarding all asset management and property needs as applicable.
  • Develop and execute the yearly budget for marketing expenses.
  • Monitor competing assets, new developments, market trends, and financials.

  • Ability to comprehend, analyze, and interpret various industry-standard documents such as RFPs, lease agreements, amendments, SNDAs, financial pro formas, etc.
  • Ability to handle confidential information and protect intellectual property.
  • Ability to successfully oversee the entire transaction process for complex retail projects.
  • Strong organizational and analytical skills with keen attention to detail.
  • Excellent written and verbal communication skills.
  • Ability to persuade and motivate people both externally and internally.
  • Demonstrates the ability to work independently, multi-task, and manage deadlines across a team of independent project managers.
  • Strong business acumen with the ability to solve complex business issues.
  • Strong interpersonal skills with the ability to interact with executive-level internal and external clients.
  • In-depth knowledge of finance and real estate terms.
  • Proficiency in MS Office software applications.

Education And Experience

  • Bachelor's Degree with a concentration in Business, Real Estate, or Finance.
  • Minimum of 10 years’ experience in commercial real estate with a proven transaction and development track record, specifically with retail.
  • Retail development and leasing experience required.
  • Prior experience with institutional or sophisticated ownership preferred.
  • Involvement in local real estate industry events/associations preferred.
  • Experience in managing mid-large scale retail projects from inception to completion.
  • Demonstrated experience in strategic planning and execution.
