Position Summary

The Vice President of Property and Real-estate Development is responsible for the management of the Association’s properties, grounds and other assets. This position will also provide direct leadership to the maintenance and development of the Association’s facility and property assets. In addition, every position in the YMCA of Greater Louisville is responsible for upholding our mission by modeling behaviors that exemplify caring, honesty, respect and responsibility.

  • Proven, successful experience in facility management, budget management, supervision, and controlling the maintenance of plant and equipment.
  • The incumbent must have a broad base of knowledge and experience in facility mechanical procedures.
  • The incumbent must have the ability to work with the building trades and the ability to consult with staff, contractors and laymen.
  • The incumbent must possess knowledge of the YMCA as a lay/staff partnership and possess the necessary human relations skills to work with corporate staff, branch staff, volunteers, and outside vendors.

Education And/Or Experience

Experience in facility management, another related field or equivalent; 10 or more years in a related leadership role; current license to drive with record to meet YMCA standards; knowledge of OSHA and safety standards, pool, heating and cooling systems.

CPR Certification

Language Skills

Ability to read, analyze, and interpret common technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to effectively present information to top management, public groups, and volunteers.

Mathematical Skills

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

REASONING ABILITY

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

While performing the duties of this job, the employee is frequently exposed to, wet and/or humid conditions, moving mechanical parts, extreme cold, and extreme heat. Essential Functions

DUTIES AND RESPONSIBILITIES

  • Provides overall coordination of facility maintenance, including planning and developing preventative maintenance.
  • Develop and implement facilities and grounds inspections.
  • Serve as a consultant to branch executives to initiate improvement projects to minimize building deficiencies.
  • Assist in development and implementation of association-wide risk management programs including vehicle and driver safety, emergency procedures, and safety and health.
  • Ensures the proper operation of all mechanical and electrical systems.
  • Completes repair work and projects in a timely manner. Oversees all contractors that work in the facility and grounds. May request and review bids and recommend selection of contractors.
  • Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state, and federal regulations related to facilities and grounds.
  • Lead all capital projects and work with all parties of interest such as architects, engineers, and contractors.
  • Develop and implement annual purchasing agreements for Association housekeeping supplies and equipment.
  • Lead the Association Property Committee.
  • Develops budgets supporting the preventative and annual maintenance plans and monitors expenditures against budget.
  • Recruits, hires, trains, develops, schedules, and directs assigned staff and volunteers. Reviews and evaluates performance. Develops strategies to motivate staff and achieve goals.
  • Develop long range plans for all properties, grounds, and other assets owned by the association.
  • Directly works with senior leadership to develop new real-estate growth opportunities.
  • Coordinate in-house building/property improvement projects, utilizing YMCA personnel.
  • Participates with other members of management in the YMCA's fundraising campaign.
  • Manage vehicle fleet.
  • Ensures that all equipment are maintained and operated in accordance with the policies and procedures of the YMCA. May include policy and procedure development.
  • Develop and manage the association’s preventive maintenance program for all YMCA facilities and equipment.
  • Updates facility plans periodically. May develop annual plan of capital projects, consistent with the YMCA's strategic plan and community needs.
  • Maintain association property and equipment records in an up-to-date and current manner.
