We collaborate with LivLavender, our portfolio management company to manage a diverse portfolio. We are seeking a highly motivated and organized Operations Manager to join our growing team.

Reports to: Director of Asset Management

Job Type: Full-Time

Location: Des Moines, IA with traveling requirements

Summary --

VareCo is seeking an Operations Manager to join the Property Management division. This person should have experience in developing teams, have a flexible mindset, and have the ability to travel throughout the region as needed.

Responsibilities --

  • Property Management Oversight:
  • Supervise the property management team. Provide coaching, mentorship, and performance feedback
  • Oversee staffing for the property - management department
  • Ensure effective property management practices across the portfolio, including lease administration, rent collection, and resident relations
  • Conduct regular on-site property inspections to identify and address any maintenance or safety concerns
  • Develop and implement strategies to minimize vacancy rates and maximize occupancy
  • Operational Efficiency & Improvement:
  • Analyze and identify opportunities to improve operational efficiency and cost-effectiveness
  • Develop and implement new processes and procedures to streamline operations
  • Leverage technology solutions to enhance property management and communication
  • Monitor and track key performance indicators (KPIs) to measure success and identify areas for improvement
  • Compliance & Reporting:
  • Ensure compliance with all applicable laws, regulations, and fair housing guidelines
  • Maintain accurate and complete property records and financial reports
  • Prepare regular reports for upper management on property performance and operational metrics
  • Conduct training for staff on relevant policies and procedures

Qualifications --

  • Bachelor's degree in Business Administration, Real Estate, or a related field (preferred)
  • Minimum of 3 years of experience in property management or a related field
  • Proven track record of success in managing and improving operational efficiency
  • Proven track record of building and coaching property management teams
  • Strong understanding of property management principles and practices
  • Excellent financial analysis and budgeting skills
  • Experience with property management software systems
  • Excellent communication, interpersonal, and problem-solving skills
  • Ability to work independently and as part of a team
  • Strong leadership and organizational skills
  • Ability to travel for extended periods in the region as needed
