Summary --
VareCo is seeking an Operations Manager to join the Property Management division. This person should have experience in developing teams, have a flexible mindset, and have the ability to travel throughout the region as needed.
Responsibilities --
Property Management Oversight:
Supervise the property management team. Provide coaching, mentorship, and performance feedback
Oversee staffing for the property - management department
Ensure effective property management practices across the portfolio, including lease administration, rent collection, and resident relations
Conduct regular on-site property inspections to identify and address any maintenance or safety concerns
Develop and implement strategies to minimize vacancy rates and maximize occupancy
Operational Efficiency & Improvement:
Analyze and identify opportunities to improve operational efficiency and cost-effectiveness
Develop and implement new processes and procedures to streamline operations
Leverage technology solutions to enhance property management and communication
Monitor and track key performance indicators (KPIs) to measure success and identify areas for improvement
Compliance & Reporting:
Ensure compliance with all applicable laws, regulations, and fair housing guidelines
Maintain accurate and complete property records and financial reports
Prepare regular reports for upper management on property performance and operational metrics
Conduct training for staff on relevant policies and procedures
Qualifications --
Bachelor's degree in Business Administration, Real Estate, or a related field (preferred)
Minimum of 3 years of experience in property management or a related field
Proven track record of success in managing and improving operational efficiency
Proven track record of building and coaching property management teams
Strong understanding of property management principles and practices
Excellent financial analysis and budgeting skills
Experience with property management software systems
Excellent communication, interpersonal, and problem-solving skills
Ability to work independently and as part of a team
Strong leadership and organizational skills
Ability to travel for extended periods in the region as needed
