Responsibilities

OVERVIEW:

Related Affordable seeks a Vice President of Facilities Management, who will play a pivotal role in ensuring the effective maintenance and upkeep of all properties across Related Affordable’s national portfolio, consisting of over 55,000 apartment homes. This position requires a forward-thinking individual with a comprehensive understanding of facility management best practices, a keen eye for detail, and a dedication to fostering a culture of excellence in facility operations and maintenance. The ideal candidate will have a proven track record of successfully developing and implementing quality standards and best practices that optimize the presentation, cleanliness, and sustainability of multifamily properties.

The VP of Facilities Management will report to the Executive Vice President of Property Operations and will manage of team of maintenance professionals across all portfolios.

RESPONSIBILITIES:


  • Provide strategic direction and guidance to maintenance staff, including goal-setting, performance evaluations, and professional development
  • Develop and implement comprehensive facility management strategies to enhance operational efficiency, reduce costs, and maintain compliance with regulatory requirements and maintenance codes
  • Contribute as a subject matter expert to the development of comprehensive training programs to ensure team members are proficient in their roles and responsibilities
  • Establish and maintain standards, policies, and procedures for facility operations, maintenance, and health and safety protocols; continually monitor opportunities for process improvements
  • Develop a long-term facilities and maintenance staffing strategy for new and existing properties
  • Work with cross-functional teams to develop and manage facility budgets and multi-year capital expenditure plans, ensuring alignment with organizational goals and objectives
  • Develop and maintain relationships with external vendors, contractors, and service providers to advance service delivery and cost-effective solutions
  • Conduct site visits and coordinate with local teams to identify maintenance needs, safety hazards, and opportunities for improvement
  • Coordinate unit inspections, repairs, and procurement of third-party services, as necessary, in accordance with asset management approval processes
  • Oversee prompt completion of capital improvements required for compliance with Section 504 regulations
  • Implement sustainable practices and initiatives to minimize environmental impact and promote energy efficiency within facilities
  • Collaborate with Related Affordable construction management team to support property renovation efforts and provide ongoing input and feedback on standard renovation scope and specifications
  • Document red tag and OSHA practices relevant to Annual Recurring Capital expenditures, tracking completion for regulatory compliance and asset maintenance; utilize service request data to identify capital expenditure ROI opportunities
  • Stay abreast of industry trends, emerging technologies, and best practices in facility management to drive continuous improvement initiatives


Qualifications


  • Minimum of 10 years of progressive experience in facilities management or maintenance related role, with at least 5 years in a leadership or managerial role overseeing facility operations
  • Proven track record of developing and implementing facility management strategies that drive operational efficiency and cost savings
  • Strong leadership skills with the ability to inspire and motivate teams to achieve performance goals and objectives
  • Excellent communication skills, with the ability to effectively collaborate with internal and external stakeholders at all levels
  • Comprehensive knowledge of building systems, equipment, and maintenance practices, including HVAC, electrical, plumbing, and fire safety systems
  • Familiarity with regulatory requirements and industry standards governing facility management and maintenance operations
  • Experience managing budgets and financial resources, with a focus on maximizing ROI and optimizing resource allocation


COMPENSATION:


  • $160k - $184k base salary
  • Annual performance bonus
