Messiah Lifeways is a non-profit organization headquartered in Mechanicsburg, PA, that provides a network of services for adults 55 and better living in South Central PA. Our roots trace back to 1896, when the Brethren in Christ Church founded Messiah Home in Harrisburg, PA to serve older adults with Christ-like love.


Who You Are


The Vice President of Facilities and Capital Projects works closely with the Chief Experience Officer (CXO) and other members of the Executive Team in the coordination, planning, and implementation of the total organizational strategy and mission. This role operates at a strategic oversight level to ensure all of the organization’s supportive operations are developed, well planned, and coordinated across all service lines. This role provides leadership to Campus Services which includes Maintenance, Grounds, Guest Services, Transportation, Life Safety, Security, Construction Services and Environmental Services and works closely with operational leaders to ensure Messiah Lifeways is innovating and addressing all the key aspects of operational excellence.


To be successful in this role, you’ll need to have knowledge of: 


  • Analyzing Data - Prepare analysis and documentation in support of various stages (capital budgets and budget oversight, selection of consultants, master planning)   
  • Project Management and Budgeting - Develop concise and comprehensive project plans for both short and long term goals, engage in budgeting procedures, and proficiently oversee team project finances
  • Business Strategy and Risk Management - Capable of identifying, evaluating, and prioritizing risks as it applies to managing projects through various phases (planning, construction, and start - up) 
  • Leadership and strategic thinking - Exhibit leadership strategies and a management style that brings out the best in those that you lead and/or support such as consultants, construction managers, and operational leaders


What You’ll Do


  • Directs the overall operation of the departments of Campus Services, including maintenance, grounds, guest services, transportation, life safety, security, construction services and environmental services
  • Works collaboratively with the Nursing Home Administrator, Enhanced Living Administrator, and Residential Living Administrator to ensure that the levels of living have a seamless process for addressing building and environmental concerns in addition to ensuring compliance with applicable regulations
  • Responsible for leading the Emergency Management Team and directing all emergency preparedness plans, documents and drills for Messiah Lifeways  
  • Works closely with the CXO to monitor the progress and outcome of master planning efforts, related growth strategies, and large scale renovation projects.
  • Works closely with the CFO to develop financial projections, plans and budgets related to the financing of strategic initiatives
  • Manage specified capital projects on the campus including the preparation of any related analysis and documentation in support of capital budgets, selection of consultants, assure conformance of contract documents to program, manage bidding, contract award, construction and budget control 
  • Assure all capital improvements and renovations are in accordance with all applicable federal, state and local regulations
  • Provide research, analysis, and recommendations to support campus projects that accommodate changes in consumer preferences consistent with Messiah Lifeways strategic plan
  • Works collaboratively with IT to provide recommendations for future technology integration in the areas of campus services at Messiah Lifeways followed with development of specific action steps to execute improvements/upgrades
  • Responsible for tracking and reporting project progress and milestones; review and approve construction documents, submittals, field execution, payment applications, draws
  • Serve as technical representative to the customer and provide expertise in planning, construction sequencing, building systems and project management. Ensure alignment with operations and marketing objectives throughout the project
  • Identify, develop and maintain relationships with building contractors and key vendors.
  • Lead material, systems and equipment research to establish criteria and standards for building systems and material selections
  • Administer construction projects from planning through closeout and ensure all projects are completed on time, within budget, and according to pre-established specifications.
  • Source, procure, and lead project architects and other consultants in the design of projects based on the scope of work 
  • Source, qualify, engage and manage general contractors and other third-party consultants and vendors required to execute the projects
  • Prepare Requests for Proposal (RFP) for consultants and contractors. Evaluate RFP for suitability and make consultant recommendations. Negotiate final contract terms with consultants and contractors. Ensure all consultants and contractors are fully licensed and insured with certificates of liability and workers’ comp
  • Review, file and renew contracts and agreements with consultants, vendors and other external partners as may be appropriate. Before execution, will review all contracts and/or agreements ensuring that they are in the best interest of Messiah Lifeways and are approved by at least one other senior officer
  • Prepare and monitor project development schedules. Monitor the preparation of construction documents. Coordinate the bidding process for general contractors. Monitor construction progress. Evaluate and negotiate changes to the construction contract
  • In coordination with the CXO and Executive Team, facilitate implementation of master plan components
  • Identifies innovative ideas that enhance the desirability of the community for current and future residents
  • Create policies (guidelines) for managing the aesthetics of physical spaces.
  • Conduct physical audits of spaces to identify areas for improvement (carpet stains, walls that need painted, removal of unnecessary signage, etc.


What Else You Should Know

  • Requires a Bachelor’s degree in business administration, civil engineering, construction management, architecture or equivalent experience.
  • Minimum of ten years professional experience with increasingly responsible duties in managing construction projects from inception through construction and close-out
  • Five years in the retirement services or health care field with experience in the development of new programs, facilities, construction services and project management
  • Minimum of three years of relative supervisory/leadership experience
  • Able to communicate effectively, both written and orally; Read and understand design drawings is required
  • Knowledge of Life Safety regulations as they relate to licensed skilled nursing facilities (SNF) and retirement communities preferred.
  • Demonstrate functional knowledge of building systems and experience working with construction contractors 
  • Experience developing project budgets and project management required
  • Strong verbal and written communication skills with knowledge of construction contract language. 
  • Proficient technical skills using Google Suite/Microsoft Office Suite, relevant productivity software, and spreadsheets.
  • Effectively community project updates to community partners, vendors, and key stakeholders 
  • Minimum of three years in the retirement services or health care field with experience in the development of new programs, facilities, construction services and project management
  • Working knowledge of developing project budgets and project management required
  • Demonstrate functional knowledge of building systems and experience working with construction contractors 
  • In consultation with the CXO, collaborate with the Welcome Center team on the redesign of resident units that require layout changes and upgrades, as well as changes to common spaces
