The Dermot Company, a New York and Florida based real estate developer and operator, seeks a Vice President of Facilities. Reporting to the Director of Portfolio Operations/General Counsel, the VP will mentor a team of Resident Managers and oversee the physical building management for a portfolio of multifamily mixed-use properties.

 

This is a full-time position based in New York City with the ability to work from home one day per week.

ABOUT THIS ROLE

As the Vice President, Facilities, we’ll look to you to:

  • Monitor and report on building efficiency, utilization, equipment, and mechanical systems to ensure optimal building operations. 
  • Partner with the General Managers to recruit and retain Resident Managers, maintenance technicians, and other building personnel with the goal of building a satisfied and elite team.
  • Regularly lead and/or help facilitate training sessions via Zoom and in-person to further develop the team’s knowledge and skills and offer guidance and mentorship; will be managing performance matters proactively and preemptively.
  • Participate in and lead internal and external meetings as needed.
  • Ensure all properties comply with federal, state, local, and building regulations.
  • Create, maintain, and ensure adherence to building policies and procedures.
  • Regularly conduct site visits to assess maintenance and needed capital improvements.
  • Establish and ensure compliance with building maintenance and curb appeal standards.
  • Partner with General Managers to maintain appropriate team coverage at all locations. 
  • Serve as project manager and point person for major inspections and certain capital improvement projects as needed; collaborate with the development and construction teams to establish the scope of work on capital projects; ensure timely completion of all projects within budget. 
  • Regularly review existing procedures and time to repair to reduce inefficiencies and redundancies.
  • Partner with property teams to ensure Dermot standards are upheld and represented as needed.
  • Manage major vendor negotiations, RFPs, and selection processes.
  • Establish clear guidelines and procedures for building emergencies related to maintenance. 
  • Manage communications between senior leadership, the board, partners, and third-party ownership including but not limited to preparing reports and presenting at investor meetings.
  • Have an all-hands-on-deck approach and be available for urgent or immediate matters including but not limited to managing the day-to-day at properties if needed.
  • Meet overall business goals and objectives for the assigned portfolio.

 

ABOUT YOU AND WHAT YOU OFFER

  • Minimum of five (5) years of having full oversight of a portfolio of multifamily assets and mentoring property maintenance teams; have progressively responsible experience in the maintenance field.
  • Undergraduate degree with a focus in engineering, construction management, building management or related. A professional engineering or related license is a plus.
  • Extensive experience with budgeting processes, including identifying expenses to maintain business operations, planning, and monitoring spend.
  • Successful track record in project management of large-scale capital projects.
  • Prior experience in building, retaining, and developing building maintenance teams.
  • Expert knowledge of building mechanical systems and possession of applicable certifications and licenses.
  • Working knowledge of all required laws and regulations regarding building maintenance in multifamily and mixed-use buildings in NYC and surrounding areas; national experience is a plus.
  • Exceptional presentation, communication, and interpersonal skills.
  • Proficiency in Yardi, related property management software, Google, and MS suite applications. 
  • Experience working with unions is strongly preferred.
  • Must have stellar references.
  • Must be able to work for any employer in the United States without any restrictions whatsoever.

Our compensation and benefits package includes a competitive salary, commensurate with experience with bonus potential, comprehensive benefits including medical, dental, and vision, life, long-term disability, employee assistance program, paid time off, and retirement with match when eligible. Dermot also provides a flexible work environment to support its team members. The annualized gross base range for this position is $170,000 - 210,000 plus discretionary bonus potential. The actual compensation within the range will be based on factors unique to each candidate including years and depth of experience.
