Responsibilities

• Perform daily maintenance and preventative maintenance services to uphold the optimal functionality of building systems.
• Execute work orders thoroughly, providing periodic updates on progress. Utilize a Maintenance Application specified by the Owner to document tasks with before/after, timestamped pictures. Efficiently close tickets through the designated Maintenance Application.
• Actively monitor and promptly respond to communications from the Owner and tenants through the Maintenance App and Microsoft Teams Channels.
• Maintain and oversee all building equipment and systems, encompassing HVAC, electrical, plumbing, and boiler systems.
• Troubleshoot, repair, or replace HVAC/Heating equipment controls. Install, repair, and replace plumbing fixtures, piping, door locks, self‐closing hinges, light fixtures/switches, and conduct routine tasks that do not require a permit.
• Ensure daily cleaning and maintenance of both the building and its grounds.
• Provide on-call and after-hours coverage to address emergencies promptly.
• Facilitate access and/or coordinate inspections conducted at each building as instructed by the Owner or a third party.
• Submit comprehensive inspection reports for move-ins, move-outs, and annual inspections.
• Utilize personal tools for tasks; the Owner does not supply or reimburse expenses for tool purchases.
• Building inventory will be provided by the Owner.
