YOUR IMPACT
This Real Estate leader plays a critical role in Wingstop’s exciting growth journey. This role will take holistic responsibility for pipeline development and management across the region. The region has responsibility across 140+ restaurants owned by our Brand Partners
(Franchisees) and is on an aggressive X10 growth journey. A great Real Estate Manager must be a go – getter, with strong executive communication and influencing skills. Experience of site selection and trade zone analysis within the Food and Beverage sector is critical, as is an intimate knowledge of the
construction process. The individual should be a self-starter with a deep sense of accountability. They should be able to think strategically but be passionate about executional brilliance. They should be able to
anticipate issues even before they emerge and actively manage risk across multiple markets with competing demands and specific market nuances.
They should be a cultural chameleon connecting and collaborating with Brand Partner and internal WRI employees across the business.

What You’ll Do
- Conduct Market Planning exercises with new Brand Partners about to enter the system. Work collaboratively with Brand Partners, Real Estate experts and Mapping tools (such as Geoblink) to create best in class development plans. Facilitate the sharing and approval processes of these plans internally.
- Own Site Selection for the region and support Partners aggressively pursue and secure sites for future growth. Ensure appropriate asset mix and sequencing of asset roll out in each market.
- Present each proposed site to “Site Approval Committees” on a regular basis for sign off. Building confidence and sharing market context with key stakeholders.
- Build a clear real estate strategy for the region, ensuring each market has appropriate brand building sites with a relevant flagship strategy for each market. Validating Flagship site selection, sequencing appropriately and monitoring ratio of Flagship versus rest of estate over time is vital.
- Support Brand Partners with the SSP (Site Submission Process) and consult on all areas including commercial forecasting. Coach BPs and build Real Estate know how where required.
- Act as the conduit between the design proposals from the Brand Partner and the “Senior Director of Design & Development” to ensure this process is as efficient and effective as possible.
- Collaborate with Brand Partner Store Teams to ensure local safety standards and compliance process for new construction are being adhered to.
- Ensure Brand Partner is following all compliance steps for a New Restaurant Opening within expected WRI timings, particularly with regards to documentation required.
- Post-opening of new sites, manage actual against forecasted commercial results and work with the Brand Partner to improve accuracy each time. Work alongside Marketing and Operations to course-correct top line and bottom-line results in line with forecast (if adrift).
- Work actively with existing and new Brand Partners to create detailed 3-year development plans and 1-year operating plans ensuring they hit and ideally surpass their Development Agreement targets year after year.
- Be constantly monitoring, optimizing, and managing risk for AMR ’ s NNUs (Net New Unit) commitments across each financial year. Become obsessive with tightly managing the detail and anticipating issues so they can be course corrected.
- Be the “go - to” source of truth for all real estate conversations within the AMRs region and proactively and reactively manage all internal Wingstop stakeholders on this topic.
- Consult and support Brand Partners on any tactical issues that might be stalling their development. This could include a range of issues including permitting, “ brand-sell in ” to landlords, hiring issues, misalignment on design approaches, layout discussions, sales projections, tech, investment. Liaise with RVP and other subject matter experts within the business to facilitate resolutions leading to smooth and predictable development.
- Be accountable for complying with all NNUs, Relocation and Closure processes.
- Be a key contributor to AMRs business planning over a 1 year, 3 year and 5 year horizon, creating realistic but ambitious scenarios for growth within existing / signed markets.
- Support Brand Partners strategically with regular intelligence and insight on Brand Competitor growth and development.
- Support or advise on key recruitment and procurement processes related to construction, real estate, pipeline management - as required by Brand Partners.
- Travel regularly to existing Brand Partner restaurants and new site opportunities to appraise and offer consultancy on merit of opportunity as a Wingstop site.
- Strive for continual process improvements in this specialty area. Share Development best practices with the regional, international & US teams as required.
