Facilitates all capital control procedures as it relates for all Company and Franchise projects expenditures by tracking, providing detailed guidance to stakeholders, and conveying Wendy’s knowledge of development process. Supports construction managers with new restaurant and remodel projects.

ResponsibilitiesReconciles final costs related to Corporate, Franchise Development Program and Build to Suit projects; ensures all committed costs are accounted for and reflected in Corporate Accounting recordsEvaluates project-specific documents needed to create the project folder and identifies the paperwork needed based on region, type of project, etc. Thoroughly examines the differences and interprets what’s needed to create the robust construction file that is used throughout the project

  • Facilitates execution, accuracy and completeness of construction related documents which includes contracts, work agreements, subcontractor and supplier lien waivers, change orders, construction T-minus schedules, among others. Provides an initial evaluation by determining the best materials to use based on design intent and operators’ preferences for the project and manages the fund control process for final project reconciliation.
    • Responsible for understanding the operators’ need and support them to select materials before they order
    • Understand and communicate what specifications can be accommodated, legal and process requirements, as well as vendor provisions available. Determine which elements are applicable for the respective region and ensure franchisee/operator is set up to successfully navigate the project milestones and materials
    • Determine documentation based on stakeholders involved and ensure all the materials are created and fully executed
    • Digs into the investments the operator is making and problem-solves areas of potential issues by aligning bid documents and draw documents to ensure timelines are effective. Validates the progressive payments to all applicable contractors to drive progress and navigate legal requirements for leases, landlords, state, lenders, and other stakeholders involved
  • Supports construction manager by completing project specific tasks including but not limited to buyouts and permitting, lender and vendor management
    • Coordinates highly complex documentation needed to protect company investments and keep projects on track and on time; anticipates the complexities and compliance requirements of every market to best support the construction manager working on site
  • Partners with members of the development team, division area staff, and customers; promotes professional and effective communication to ensure compliance with Capital Control policies.
  • Accountable for analysis, revisions and solutions the Construction Resource Library and historical
project cost tracking.

Builds track record and consistency of what is in the project folders, better anticipating challenges we may face down the line, ensuring project completeness, and building capability to support Construction Management skillset

  • Support finance to provide forecasted CAPEX by period for corporate development. Consolidating and validating necessary information with applicable stakeholders for effective spending.
  • Education: Bachelors Degree
  • 3-5 years of related experience in construction project management, construction contract documents and project accounting.
  • Knowledge of construction processes and techniques, project planning and budgeting, construction materials/specifications, building codes, zoning laws, and contracts
  • Demonstrated success managing multiple and diverse task/projects; strong attention to detail, outstanding follow-through, and the ability to under pressure, time constraints and handle changing priorities
  • Strong communication skills to manage a diverse vendor network. Educate vendors on current software and company policies/procedures.

The base pay range for this position is listed below. The base pay actually offered will take into account internal equity and budget for the open position and also may vary depending on the candidate’s job-related knowledge, skills, and experience, among other relevant factors. This range does not include an estimated value for any benefits, bonus, or other incentives that may be applicable based on position. * The target annual bonus for this role is 7.5% of annualized base salary, based on actual company and personal performance.
