Division Vice-President - South Central Division
Farmington Hills, MI.
Position Summary
The Division Vice-President is responsible for supervising the daily activities and employees at the regional level including support, motivation, training and direction of Regional Managers. This position is responsible for achieving all division goals associated with sales, occupancy, delinquency, revenue generation, resident satisfaction, community appearance and financial management.
Essential Functions
- Establish division and region plans, allocate resources, review progress and inspect properties to achieve goals.
- Identify and evaluate underperforming properties and regions and develop/implement plan for property/region to achieve its objectives.
- Recruit, coach, and train Regional Managers as needed.
- Direct Regional Managers on policies, procedures and company philosophy to ensure success.
- Set expectations, monitor progress, provide feedback and recognition.
- Work with Regional Managers to troubleshoot and resolve day-to-day challenges including occupancy, collections, resident issues, community maintenance, staffing and emergency protocols.
- Manage inventory ordering to meet market demand and division goals.
- Develop, manage and monitor division and region budgets to achieve target division goals.
- Analyze results of operations, variances, control expenditures and enhance revenue.
- Participate in company strategic planning.
- Recommend adjustments to policy and procedures for enhanced time and cost efficiency for division and/or company.
- Communicate information and goals to the regions to ensure compliance with company operations and expectations.
- Work closely with Home Office teams on division meetings, division goals, rollout of information, budgets, division results, enhancing regional efficiency, rent increases, and plan for meeting division expectations.
- Participate in state and national industry associations.
- Additional duties as assigned by Manager.
- 40% Travel locally and/or out of state is required to meet division goals.
- Excellent interpersonal and communication skills
- Ability to multi-task and prioritize tasks to meet company goals within desired timeframe.
- Strong computer skills including Microsoft Office products.
- Goal driven, independent and able to work with minimal supervision.
- Strong decision making and problem-solving skills.
- Broad knowledge of finance, legal, marketing, sales and construction in relation to residential properties.
