The Senior Scheduler will play a pivotal role in the planning and execution of ground-up commercial construction projects. This role involves developing and maintaining comprehensive project schedules, coordinating with project teams, and ensuring that projects are completed on time and within scope. The ideal candidate will have extensive experience in commercial construction scheduling, proficiency with scheduling software, and the ability to manage complex projects from inception to completion.


Key Responsibilities:

Schedule Development and Management:

  • Develop and maintain detailed project schedules for ground-up commercial construction projects.
  • Create baseline schedules, progress schedules, and look-ahead schedules using industry-standard scheduling software.
  • Integrate all project phases, including design, procurement, construction, and commissioning, into a cohesive schedule.

Project Coordination and Communication:

  • Coordinate with project managers, subcontractors, and other stakeholders to gather schedule inputs and ensure alignment on project timelines.
  • Facilitate regular schedule review meetings to update stakeholders on project progress and identify potential schedule risks.
  • Communicate schedule updates and changes to the project team and stakeholders in a timely manner.

Progress Monitoring and Reporting:

  • Track and analyze project progress against the baseline schedule, identifying variances and potential delays.
  • Prepare and distribute regular progress reports, including schedule updates, milestones, and critical path analysis.
  • Provide forecasts and scenario analyses to support project decision-making and risk management.

Risk Identification and Mitigation:

  • Identify potential scheduling risks and issues, including resource constraints, weather impacts, and subcontractor performance.
  • Develop and implement mitigation strategies to address scheduling risks and minimize project delays.
  • Collaborate with project teams to resolve scheduling conflicts and ensure adherence to project timelines.

Resource and Cost Management:

  • Coordinate with project teams to develop resource-loaded schedules, ensuring that labor, materials, and equipment are allocated effectively.
  • Monitor resource utilization and adjust schedules to optimize resource efficiency and minimize costs.
  • Support cost control efforts by providing schedule-related cost forecasts and variance analyses.

Documentation and Compliance:

  • Maintain accurate and organized schedule documentation, including baseline schedules, updates, and change orders.
  • Ensure that all scheduling activities comply with project contracts, specifications, and industry standards.
  • Prepare and submit schedule-related documentation for project closeout and client handover.

Continuous Improvement:

  • Stay informed about advancements in scheduling methodologies, software, and industry best practices.
  • Implement continuous improvement initiatives to enhance scheduling processes and project outcomes.
  • Provide training and support to project teams on scheduling practices and tools.

Client and Stakeholder Relations:

  • Maintain positive relationships with clients and stakeholders by providing clear and accurate schedule information.
  • Address client inquiries and concerns related to project schedules and timelines.
  • Participate in client meetings and presentations to discuss schedule progress and project status.

Qualifications:

  • Bachelor’s degree in Construction Management, Engineering, or a related field.
  • Minimum of 7 years of experience in construction scheduling, with a focus on ground-up commercial projects.
  • Proficiency in scheduling software such as Primavera P6, Microsoft Project, or similar tools.
  • Strong understanding of construction processes, phases, and sequencing for commercial projects.
  • Excellent analytical and problem-solving skills, with the ability to identify and resolve scheduling issues.
  • Strong communication and interpersonal skills, with the ability to work effectively with diverse teams and stakeholders.
  • Ability to read and interpret construction plans, specifications, and contracts.
  • Familiarity with local building codes, safety regulations, and industry standards.
  • PMP or PSP certification is preferred.
  • Experience with Building Information Modeling (BIM) and 4D scheduling is a plus.
  • Valid driver’s license and the ability to travel to project sites as required.
