About AC Development & Clayworks:

AC Development (ACD) is the real estate investment and development arm of the Coors Family. Based in Golden, Co., the company is dedicated to deeply sustainable, mixed-use, exceptional placemaking urban development. The company’s initial focus is Clayworks, a five-block mixed-use redevelopment of the historic CoorsTek manufacturing facility in downtown Golden. ACD intends to develop and own the project indefinitely. Clayworks’ fully-entitled master plan includes a mix of uses including office, retail, hotel, and multi-family residential. As of April, the project’s first phase is under construction. The first phase includes a 181,000 square foot office building (including 10,000 SF of retail), adaptive reuse of historic industrial buildings, as well as extensive horizontal infrastructure (including new streets, sidewalks, plazas, and utility improvements). Construction for the first phase is set to last approximately two years. ACD is looking to launch design and development of an approximately 150-key hotel as well as its first multi-family project (approximately 200 units) in 2024. In addition, ACD is in discussions with potential office build-to-suit tenants that could result in a decision to initiate development of a second office building in 2024. This volume and range of near-term development is the impetus to add a highly experienced construction management leader to the ACD team.


This role will work day-to-day in close partnership with the development leads for each project (Developers). More specifically, this role will share responsibility for construction and delivery of all of the company’s horizontal and vertical projects, including leading procurement and management of contractors. We are therefore specifically seeking someone who has the proven ability to deliver outstanding Class A, mid-rise, highly sustainable, office and multi-family projects.


What You’ll Do:

This is a critical role that will report to the President and be part of the leadership team for Clayworks. The role is to serve as a construction process, strategy, costing, means, and methods expert across all development activities for the company. Overall, this role is suited for a high performing and skilled professional dedicated to quality, impactful, urban development in Golden that delivers both pride of ownership and market returns. The initial primary responsibility is to oversee completion of Clayworks’ first phase in partnership with the Developer. The other key responsibilities will be to help inform the proforma, project budgeting and lead preconstruction,

and construction for all future Clayworks projects and establish construction management standards across project types.


More specifically, the primary responsibilities of the role include:

  • Due Diligence: Manage site investigations and due diligence activities, such as environmental within a VCUP site, demolition, and geotechnical studies.
  • Project Design/Engineering: In partnership with Developer, procure and manage design and engineering teams from preliminary design to project completion for a range of projects. Work with Developer to determine optimal design approach, provide input on construction methodology, and maintain project design and construction schedules. Review and approve architect drawing sets.
  • Contractor Procurement and Management: Lead procurement and management of contractors, including structuring and negotiating contractor agreements. Conduct full review and approval of budget estimates, contractor bids, schedules, change orders, and close-out documents. Oversee processing of payment applications from contractors. Ensure quality control during construction, including site inspections and identification of deficiencies and resolution. Generally, drive teams to execute all phases of construction including pre-construction, competitive bidding, team selection, construction, commissioning, and project closeout.
  • Horizontal Infrastructure: Lead multiple master plan-level infrastructure projects, including irrigation ditch relocation, dry and wet utility relocation, limited environmental remediation, public realm improvements, etc. Serve as primary liaison to utility providers and relevant city departments.
  • Team Management: Hire and manage project managers (in-house and external), including for horizontal, core and shell, and TI work.
  • Insurance: With the assistance of the Company’s risk manager, lead selection and procurement of all project-related insurance coverages.
  • Budgeting and Pro Forma: Working with Developer, assist with preparation of project cost estimating, budgeting, and development of the project pro forma. Work with Developer to evaluate project budget strategies and alternates.

Job Requirements:

Education:

  • Four-year degree with a preferred major in construction engineering, construction management, real estate, architecture, or civil engineering. Master’s degree in a related field is a plus.


Experience and Skills:

  • We are open to considering this role as either Senior Director or Vice President, depending on the experience, skillset, etc.
  • At least 15 years of experience, disproportionately if not entirely, with preconstruction and construction management of office, multi-family, and/or hotel projects.
  • At least 5 years in a senior project management or other leadership role for the delivery of Class A projects, preferably mid-rise urban infill buildings.
  • Knowledge of and experience with construction in the Denver metro market.
  • Ability to quickly build trust with and lead a development team and key stakeholders.
  • Strong project management skills; able to lead multiple high priority projects in a highly organized, methodical way.
  • Approaches problems from various perspectives in order to consider and implement solutions.


Compensation & Benefits:

Target Hiring Range: $200k-$250k base
