Morning View Communities (“the Company”) is seeking an Area Manager for its communities in North Carolina. Morning View Communities, headquartered in Spartanburg, SC, is a property management company that specializes in operating manufactured housing communities across five states. Under the direction of the Director of Property Management, the Area Manager will be responsible for business operations and lease up of the communities. He/she will also oversee all aspects of community operations; including home sales, managing maintenance of the homes, coordinating marketing and advertising, resident relations, and management of occupancy and revenue to help ownership achieve its community goals. This role requires excellent leadership and organizational skills as well as the ability to quickly solve challenges as they arise.

Job Responsibilities

The Area Manager is accountable for the operations of multiple sites in their region. The purpose of the Area Manager is to effectively manage multiple site activities with available resources in order to accomplish regional objectives as set forth by the Director of Property Management.

Ensure each property in the region is maintained to Morning View Community standards.

Physically walk and inspect each property at least twice per month.

Review all preventative maintenance, capital project proposals and tenant work order requests prior to submission to the Morning View Community’s corporate team.

Help develop and participate in home sales, leasing and retention programs in order to ensure that occupancy goals are successfully attained.

Create and execute property and market-specific sales strategies.

Work with corporate to manage the company and property’s marketing campaigns.

Maintain and build new vendor relationships.

Ensure completion of various daily, weekly, monthly and/or quarterly reporting requirements in a timely and accurate manner.

Review Delinquency daily to assure collection efforts are handled according to company policy.

Apply the principles of federal, state, and municipal Fair Housing and Landlord Tenant laws.

Manage the property within predetermined budgets and maximize the financial performance of the property over time.

Qualifications:

A high school diploma or equivalent is required but a college degree or related coursework in business, marketing or property management is preferred.

A minimum of two years residential or commercial property management experience is also preferred.

Excellent communication, organizational, and leadership skills are necessary for success in this role.

Prior sales/leasing and/or product sales experience.

Relevant marketing experience is also preferred.

Computer literacy required.

Experience with property management and/or accounting software is a plus.

Compensation:

The employee will be offered market-based compensation based on the candidate’s experience and potential with the company. Performance-based discretionary bonuses will be paid on an annual basis during the annual performance review.
