The Regional Manager is a hands-on, high travel (50%) position that oversees a portfolio of properties. The Regional Manager is responsible for overseeing all aspects of their portfolio to ensure financial targets are met, operations are enhancing the value of their communities, and a high level of resident satisfaction is maintained. The Regional Manager recruits, trains, motivates, and develops the onsite teams. They serve as the primary relationship holder with clients and are the key point of communication between onsite teams and the corporate office/ownership.

Responsibilities

  • Ensure excellent customer service is delivered both internally and externally.
  • Work alongside Human Resources to recruit and develop talent, manage personnel issues, conduct annual employee reviews, and assist with onboarding of new employees. Ensure the teams at your property are well trained and supported in executing the functions of their job, understand the policies and procedures, and are knowledgeable in the goals of their respective properties.
  • Be knowledgeable in all aspects of their portfolio of properties and their respective markets. Be aware of market changes and ensure the staff is as well.
  • In conjunction with the onsite team and Leasing and Marketing team, develop and ensure execution of the annual marketing plan.
  • Manage annual goal-setting process for portfolio. Work in conjunction with clients and Vice President on annual rental rate setting and lease-up goals in conjunction with developing an operating budget.
  • Ensure execution of appropriate marketing efforts and monitor return on investment on marketing spend. Adjust marketing and sales tactics to maximize occupancy and rental rates.
  • Oversee the development of annual property budgets alongside the General Manager. Present annual budget for approval. Ensure the property operates within the guidelines of the approved budget.
  • Review and approve monthly financials and be able to analyze and speak to operating results. Reforecast when applicable.
  • Conduct quarterly property inspections per company policy and document property conditions. Ensure all follow-ups from visits are addressed timely.
  • Oversee the planning and execution of annual Turn for respective portfolios. Support turn efforts as required.
  • Ensure property operations are in conjunction with Campus Advantage’s Policies and Procedures.
  • Meet required deadlines and ensure the team meets required deadlines.

Qualifications

QUALIFICATIONS, EXPERIENCE & SKILLS

  • Bachelor's degree in Business Administration or related field; Master's degree is advantageous.

Experience

  • Minimum 4 years multi-site experience. Student housing is highly preferred.

Skills

  • Demonstrated ability to identify and resolve problems in a timely manner; gathers and analyzes information skillfully; develops alternative solutions; works well in group problem-solving situations; uses reason even when dealing with emotional topics.
  • Develop project plans; coordinate projects; communicate changes and progress; complete projects on time and budget; manage project team activities.
  • Completes administrative tasks correctly and on time; supports organization's goals and values.
  • Able to prepare and analyze financial budgets, forecasts and, plans for internal and Client use.
  • Proven track record of creation and execution of effective marketing and leasing plans and activities
  • PC Literacy (Microsoft Office). Realpage Experience preferred.
