Job Description:

The Real Estate Representative is responsible for supporting the real estate operations and store growth of a designated region(s) as well as negotiating agreements to ultimately achieve the organization’s real estate growth goals and providing research as necessary. This individual teams with a Real Estate Manager, Senior Manager, or Director as well as cross-functional business partners to assess and acquire potential real estate opportunities for RaceTrac. Up to 50% travel required.

  • Provides management of the regional real estate activities including land and building acquisitions, leasing, and site location and selection
  • Negotiates agreements, contracts, and leases for existing stores and new sites.
  • Acquires research for potential site acquisition opportunities, including, but not limited to: ownership, legal records, zoning, traffic information, permitting regulations, and comparable sales.
  • Maintains an overall knowledge of the market conditions, processes, procedures, and legalities within the region and supports internal teams in the development process.
  • Provides ongoing analyses of existing stores’ metrics and new store performance projections; recommends solutions to enhance performance and profitability.
  • Works and collaborates with landowners, real estate brokers and developers, as well as city, county and state officials to obtain information about a potential or existing site.

Responsibilities

The Real Estate Representative is responsible for providing research and supporting the real estate operations of a designated region, maximizing the value of real estate assets, and preparing and negotiating agreements to ultimately achieve the organization’s real estate growth goals. This individual teams with a Real Estate Manager, Senior Manager, or Director as well as cross-functional business partners to assess and acquire potential real estate opportunities for RaceTrac. Up to 60% travel required. Duties and Responsibilities: Acquires research for potential site acquisition opportunities, including, but not limited to: ownership, legal records, zoning, traffic information, permitting regulations, and comparable sales. Provides support of real estate activities including land and building acquisitions, leasing, site location and selection, and the disposition of underperforming stores and surplus properties.Negotiates agreements, easements, and contracts for new sites and existing assets.Works and collaborates with real estate brokers, developers, end users and investors as it relates to the sale of surplus propertyMaintains an overall knowledge of the processes, procedures, and legalities within the region.Facilitates with Legal and Real Estate team on the life-cycle management of assets, including, but not limited to third party approvals and management of eminent domain proceedings.Facilitates lease management, including, but not limited to: managing 3rd party requests, lease termination obligations, rent re-negotiation and lease amendments/extensions. Provides ongoing analyses of existing stores’ metrics and new store performance projections; recommends solutions to enhance performance and profitability. Works and collaborates with land owners, real estate brokers and developers, as well as city, county and state officials to obtain information about a potential or existing site. Actively researches and monitors the growth plans of competitors.

Qualifications

  • Bachelor’s degree from an accredited college or university in Real Estate or related field preferred
  • 3+ years Real Estate and ground up development preferred
  • 2+ years internal experience in Real Estate, Construction, Engineering, or related field
  • Proficient with MS Office Suite preferred
