Job Overview:  

The Real Estate Manager locates new store sites and negotiates terms and conditions for New Leslie’s stores in a defined territory. In addition, this manager is required to negotiate favorable new rents for lease renewals as they come due, prepare an efficient and cost-effective travel schedule by combining trade areas for potential new stores and renewal site visits. Each manager must prepare a thorough presentation to the Real Estate Committee for all new store sites and renewal options. The Real Estate manager must coordinate his travel with the RVP’s and DMs to get buy-in for all new locations and lease renewals, extensions, and relocations. The Real Estate Manager is responsible for all general Landlord discussions and issues within their assigned territory. The Real Estate Manager must partner with the Construction Department on all new store development issues and existing store issues and Landlord correspondence. Complete other tasks and special real estate projects as assigned by the VP of Real Estate or SVP/General Counsel.

Responsibilities 

  •  Minimum of 20 new A+ store locations each year will be presented to the Real Estate Committee.
  •  Prepare Letter of Intent for all new store deals and negotiate best business terms up through lease signing.
  •  Complete detailed forms for each new deal, i.e., deal points, deal summary, ROI summary.
  •  Take multiple pictures, obtain site plans, space plans, and due diligence for all new store deals.
  •  Present all new store deals to the Real Estate Committee with a story board, comparable rental rates and alternatives in the trade area, location of competition, buy-in from the operations team and other key business deliverables.
  •  Present all renewal options or lease extensions to Real Estate committee along with alternative locations, rates, and pictures.
  •  Ownership of all real estate broker and Landlord communications and issues within assigned territory.
  •  Assist Construction Department with all store diligence and Landlord communications during the new store development process and for all existing store locations.
  •  Prepare pool maps for assigned territories to be used for REC meetings and the Executive Meeting.
  •  Maintain historical real estate database files/spreadsheets for future ease of reference.
  •  Send out new store and renewal lease execution notices and summaries.

Qualifications: 

  • Four-year college degree with a preferred emphasis in business with a strong finance, management or real estate emphasis.
  • Three years’ experience in working in a national retail real estate department and/or coordinating a network of real estate brokers.
  • Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency.
  • Good oral and written communication and negotiation skills.
  • High Proficiency in Microsoft Office (PowerPoint, Excel, Word, Access) and SQL 
  • Excellent verbal, written, and interpersonal skills. 
  • Proficient with data, financial modeling and forecasting
