Role Description:


This is a hybrid role for a Real Estate Assistant at Property Reposition LLC located in Atlanta, GA, with flexibility for some remote work. The Real Estate Assistant will support our team by managing projects, coordinating with vendors/contractors, scheduling appointments, organizing meetings, and preparing correspondence. The Real Estate Assistant will also assist in coordinating special projects, conducting research, and managing the permitting process for renovation and new construction projects. This role requires real estate knowledge, strong organizational skills, attention to detail, and the ability to work independently. Work hours are flexible, with a minimum of 20 hours and a maximum of 40 hours per week.


Please note that Property Reposition is not a real estate brokerage, and we are not seeking licensed realtors. Instead, we are looking for individuals with experience in real estate investment, property flipping, and new construction projects.


Responsibilities:


- Assist in identifying and evaluating potential investment properties, including conducting market research and property analysis.

- Coordinate and oversee renovation and construction projects, ensuring they are completed on time and within budget.

- Liaise with contractors, vendors, and service providers to obtain bids, negotiate contracts, and manage work schedules.

- Prepare and manage real estate documents, contracts, and agreements related to property acquisitions and sales.

- Track project expenses and budgets, ensuring accurate financial records and reporting.

- Ensure compliance with local zoning laws, building codes, and permit requirements, managing the permitting process as needed.

- Conduct property inspections and due diligence to assess condition and identify necessary repairs or improvements.

- Assist in the marketing and sale of renovated properties, including staging, listing, and coordinating showings.

- Maintain and update property listings, client databases, and marketing materials.

- Provide support with administrative tasks, including scheduling appointments, organizing meetings, and preparing correspondence.


Qualifications:


- Proven experience in real estate investment, property flipping, and/or new construction projects.

- In-depth knowledge of real estate markets, property values, and investment strategies.

- Comfortable with new-age technology and innovative tools, including AI and other advancements, to improve the efficiency of job functions.

- Strong financial acumen, including the ability to create and manage budgets, analyze financial statements, and evaluate investment returns.

- Experience in project management, including planning, coordinating, and overseeing construction and renovation projects.

- Familiarity with local zoning laws, building codes, and permit requirements.

- Excellent negotiation skills and the ability to work with contractors, vendors, and clients.

- Proficiency in real estate software and tools, such as MLS listings, property management software, and investment analysis programs.

- Strong analytical and problem-solving skills with the ability to identify potential risks and opportunities in real estate deals.

- Effective communication and interpersonal skills for building and maintaining professional relationships.

- Ability to work independently and make informed decisions in a fast-paced, dynamic environment.
