JOB SUMMARY: This position will be responsible for working with the Plans Manager to assist in managing plans and plan changes for all division communities. This role is responsible for communicating plan changes to Architecture, including changes for design, code compliance, spec level adjustments and various other needs. Reviewing marketing assets for compliance with plans.

Essential Duties And Responsibilities

Plans Coordination

  • Work with Plans Manager to maintain and update all community plan and spec level lists, city requirement and code data.
  • Assist Plans Manager to manage the Plans Library by checking plans for errors and omissions
  • Assist Plans Manager to procure plans for new communities and incorporate revisions into existing communities when needed. Work with architects and consultants for kick off, tracking of design timelines and municipality reviews up to approval.
  • Assist Plans Manager with implementation of revisions into existing communities based on status of production homes in backlog. Requires coordination with sales, marketing, studio, and production.
  • Communicate plan changes daily to internal division departments for accuracy as it pertains to backlog, new Starts, and production homes
  • Backup Part Time Plans Coordinator to secure and maintain all updated marketing materials including but not limited to brochures, renderings, exterior color keys, and interactive floor plans.

Compliance with Plan Specifications

  • Learn and Assist: Collect and analyze engineering documents: geotechnical reports, ESR reports, engineer, and all other community specific needs to ensure smooth build process
  • Attend frame walks and production home walks to confirm compliance with plans and specifications
  • Participate in Architecture and Plan Review Meetings with Construction and Studio
  • Assist with Model Home Complex and Sales Office submittals (coordinate with Architecture & Consultants)
  • Back up plans manager as needed to visit communities and provide solutions to field issues with assistance from architecture, all internal departments, and external consultants and trade partners

Plans Submittal

  • Assist with Plan Submittal to all governing agencies and design reviews, understand all processes and develop relationships with staff handling reviews.

Administrative

  • Work with Plans Manager to maintain and update all community plan and spec level lists, city requirements and code data.
  • Maintain printed copies of architecture plan sets for Studio to ensure most current sets are available for use during appointments.

Education/Experience/Minimum Requirements

Education:

  • High School Education required

Experience

  • 1-2 years of Architectural experience required, preferably in the residential homebuilding industry
  • 1-2 years of Construction product & process knowledge required, preferably in the residential homebuilding industry

Knowledge, Skills & Abilities

  • Self-motivated and able to work in a collectively responsible team environment.
  • Ability to stay organized and manages priorities in an efficient manner.
  • Possess strong negotiation skills and experience
  • Proficient in using MS Word, MS Excel, MS Outlook {mandatory},
  • Exceptional communication skills necessary, both written and verbal; detail oriented with good follow-up and follow-thru skills.
  • Good people and problem-solving skills required

Work Requirements

  • 10-15% local travel to communities and city permitting offices
  • Conduct business in a professional and ethical manner to reinforce goodwill and profitability for the company.
  • Position is onsite (5795 W Badura Ave, Las Vegas, NV 89118)
