Shift: 1st Shift - OT Required of about 5 hours a week

Position Summary

  • Mortgage Loan Closer to assist in volume of Closing Mortgage Loan Customers.
  • The Closer position prepared closing documents related to first and second mortgage lines.
  • They work closely with our Sales and Ops partners along with Title company partners to make sure documents are delivered on time and correctly. Additionally, they will balance the Closing Disclosure and disperse the wire to the title company.

General Summary

  • Responsible for the preparation of mortgage loan files according to bank, regulatory and investor guidelines by gathering the necessary documents and information within designated times.
  • Communicates with customers, clients, staff, realtors, brokers, counsel, title companies, etc. to respond to inquiries, resolve problems and obtain any additional documentation required to complete the loan file. Ensures compliance with bank, regulatory and investor requirements and quality customer service standards.
  • Coordinates the closing and funding of assigned loan packages; calculates final closing costs and disburses funds. May package and electronically ship loans to the secondary market as desired.

Essential Functions

  • Reviews file and loan application following set-up for accuracy and adherence to terms of approval.
  • Determines what documentation is needed to satisfy bank, governmental, agency and/or investor requirements and orders appraisals, title search, credit reports, etc. as applicable.
  • Initiates communication with customers, staff, realtors, brokers, counsel, title companies, etc. to obtain remaining documents such as appraisals, title reports, credit reports, verifications, tax returns, financial statements, etc. necessary to complete the file and ensure compliance with all requirements.
  • Provides loan status updates to customers or other interested parties, resolves discrepancies or problems, provides periodic reports; ensures high quality customer service throughout the loan process.
  • Prepares required disclosure information within designated times ensuring compliance with all regulations.
  • Reviews loan file to ensure all legal and compliance guidelines are met. Verifies all closing documents and assembles final loan package for electronic delivery and/or print.
  • Calculates and prints loan settlement statements, disburses funds and enters closing information into the system.
  • Prepares final loan package and arranges for delivery to the closing; coordinates the loan package from prior to closing through funding within designated times.
  • Verifies rates, terms and conditions of loan documents with appropriate staff, corrects errors and follows up, as necessary.
  • Actively ensures compliance with the Code of Ethics and all Anti-Money
  • Laundering, Bank Secrecy Act, information security and suspicious activity reporting requirements, policies and procedures. Actively participates in any required corporate and business line training in these areas.
  • Follows account opening procedures and understands and follows internal suspicious activity referral requirements and processes, as required for this position. Actively collaborates with customers to understand each customer's normal account activity, as appropriate for this position.

Specifications

  • This is a general description, which covers all levels/grades of the job. Level/grade assignments are determined by the attached leveling guidelines. Minimum qualifications are outlined below:
  • Good knowledge of loan processing and closing policies, procedures and guidelines, documents, underwriting requirements, governmental and agency requirements, terminology and automated processing systems. Knowledge of credit policies and approval processes. Ability to work effectively in a fast paced, high production environment. Good organizational skills. Good verbal and written communication skills. Good accounting skills. Typically has a high school diploma or equivalent and less than one year of related experience.

  • Under limited supervision, processes, closes and funds complex loans, i.e., construction loans, re-structured or troubled loans and complex residential loans such as those involving customers with complicated assets. Prepares and sends complete and accurate closing instructions to the title company.
  • Requires a comprehensive knowledge of loan processing, closing and funding policies and procedures and all loan products in the portfolio. Provides guidance and training to less experienced staff. Strong organizational skills. Strong verbal and written communication skills.
  • Education Requirements: requires a high school diploma or equivalent and three or more years of relevant experience.
