Maintenance Technician

Hourly Rate: $25.00 - $26.00

Schedule: 40 hours/week

The Town of Ashland is seeking qualified candidates for the full time, 40 hour per week position of Maintenance Technician. The Maintenance Technician is responsible for the overall cleanliness, sanitation, and maintenance of Town owned buildings and grounds.

Essential Functions

The essential functions or duties listed below are intended only as illustrations of the various types of work that may be performed. The omission of specific statements of duties does not exclude them from the position if the work is similar, related, or a logical assignment to the position.

Primary duties for this position include both custodial and maintenance tasks such as (a) performing cleaning services in assigned buildings, (b) snow removal, and (c) responding to maintenance requests by performing the repairs or arranging for contractors to perform work.

  • Cleaning tasks include, but are not limited to the following:
    • Regular mopping, vacuuming or shampooing floors and carpets
    • Periodic stripping, buffing and waxing of floors if required
    • Dusting, wiping or cleaning building surfaces
    • Cleaning and sanitizing restrooms and kitchens
    • Emptying trash
    • Other cleaning tasks as required
  • Maintenance tasks include:
    • Responding to School Dude work orders and other requests to assess the problem and determine if able to personally perform work or if a contractor is required to address.
    • Performing minor installs, adjustments or repairs to building systems (that do not require licensure)
    • Performing filter changes for certain HVAC systems
    • Performing minor painting
    • Assist the Public Building Supervisor with hiring contractors to address issues. Assist the Public Building Supervisor with overseeing subcontractors who perform preventive maintenance work or repairs
    • Coordinating State and Local equipment inspections, tracking expiration dates
    • Repairing and/or replacing faulty life-safety device
    • Signage repair and replacement
    • Ensuring snow removal equipment is regularly maintained and operational
    • Communicating with customers on the status of work.
    • Assist with the oversight of Town Building cleaning supply inventory. Employee is responsible for keeping a detailed inventory and placing orders for consumable items with provided vendors, as required. Any orders for new or replacement equipment must be approved by the Public Building Supervisor.
    • Prepare for meetings and events as assigned, coordinate with administrative staff to determine proper furniture arrangement, technical equipment required, or other needs required.
    • Remove snow, ice, leaves, dirt and debris from walkways and stairs to maintain safe entry into town buildings for employees and visitors. Employee is required to report to work before, during, and after serious inclement weather as directed by the Public Building Supervisor. Employee is classified as “essential” and is required to be present for all snow storms.
    • ???????Change light bulbs as required.
    • Stock and deliver paper supplies to offices.
    • Raise and lower flags at town buildings for half-mast notifications.
    • Assist other departments with moving files and boxes as needed.
    • Report all required maintenance needs to the Public Building Supervisor.
    • Attend job training, as required by state laws and regulations or as scheduled by the Public Building Supervisor.
    • Comply with local laws and procedures for the storage and disposal of trash, rubbish, and waste.

    Recommended Minimum Qualifications

    Education and Experience: Must have a High School diploma or equivalent, and one to three (1-3) years of experience in maintenance and custodial work; or an equivalent combination of education and experience. Knowledge and experience in snow removal operations preferred.

    Language Proficiency: Employee must be able to fluently speak, write, and read English.

    Special Requirements: A candidate for this position is required to have a valid Class D Motor Vehicle Operator’s license.

    Knowledge, Abilities And Skill

    Knowledge: Knowledge of the use of tools, techniques, equipment, and procedures required in the cleaning, repair, and maintenance of municipal buildings and grounds.

    Abilities: Ability to plan and prioritize work, be self-motivated, and perform multiple tasks within a timely manner. Ability to use a computer and access the internet and email in support of department operations.

    Skills: Skills in snow removal and in the use of tools and equipment used to perform basic maintenance tasks.

    Work Environment/Physical Skills: Work conditions may involve occasional exposure to loud noises or combination of unpleasant elements such as odors, chemical fumes, dust, smoke, heat, cold, oil, dirt or grease. Duties include working under conditions when outdoor weather conditions are poor. Work may involve general cleaning, occasional work at heights or in confined or cramped quarters, or work around machinery and its moving parts. Work may also involve completing several unrelated tasks within a relatively short period.

    Motor Skills: Duties may involve assignments requiring application of hand and eye coordination with finger dexterity and motor coordination. Employee will be required to drive a town owned vehicle.

    Visual Skills: Position requires routine reading of emails, documents, and reports for understanding.
