About The Job
We have immediately available positions at our apartment community in Petersburg, VA. This position is full-time with hours from 8:00 a.m. - 5:00 p.m. Monday - Friday; however, on-call rotation with the Maintenance Team on evenings and weekends is required.
The responsibilities include, but are not limited to:
Maintain the physical condition of the property according to company operating and safety standards.
Organize, prioritize and ensure that service requests and repairs are made correctly and in a timely manner
Oversee maintenance operations. Ensure that vacant units are made rent-ready in a timely manner (7 calendar days). Perform turnkey work as required. Ensure all make-readies are inspected prior to move-ins and meet property standards
Assist maintenance technicians as needed
Run a preventative maintenance program that minimizes emergency repairs and service repairs
Assisting with the response to resident requests and work orders in a timely manner (including, but not limited to, HVAC, plumbing and electrical issues
Performing on-call emergency services as required (in rotation with the Maintenance Team)
Work with the property manager to prepare staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines
Work with property manager to obtain competitive bids on major expenses
Other duties as assigned
Requirements / Qualifications
Position requires a minimum of 3 to 5 years previous experience in property management maintenance, other building maintenance or related trade
Building maintenance experience is preferred (Multi-family experience is a Plus)
HVAC Certification preferred
Ability to diagnose and troubleshoot problems (HVAC, plumbing, electrical, etc.)
Availability to work in any type of weather (heat, rain, cold, snow, etc.)
Availability for night and weekend on-call rotation
A professional and courteous attitude and demeanor when dealing with coworkers, residents, and the general public both on and off the property
