Land Development Manager

JOB DESCRIPTION SUMMARY The Land Development Manager plays a vital role in the overall success of the land development team. This position helps in the management of all aspects of land acquisition and entitlements to support production home building and multi-family developments.

DUTIES INCLUDE (but Not Limited To)

• Coordination of land planning, geotechnical engineering, and civil engineering consultants throughout the entitlement process.
• Managing & adjusting development budgets
• Prepare and see through applications for various municipal and regulatory groups.
• Work with Brokers, Landlord’s, and Property Owners to identify and acquire future projects. Assist in HOA establishment and management.
• Work with team to share feedback and improve planning activities, including but not limited to:
• Ensure job sites adhere to company safety and SWPPP standards.
• Ensure trade partner work is completed on time and within defined standards for quality.
• Create & review bid scopes, bid spreads and recommended contract awards.
• Assist in resolving issues/conflicts related to daily construction activities (e.g., contracts, change orders, job progress, field conflicts)
• Establish and maintain relationships with municipal staff as well as elected officials.
• Assist in the maintenance of positive working relationships with subcontractors and other internal and external individuals having an interest in the success of the project.
• Extremely efficient in problem solving both as a part of a larger team and as an individual.
• Must be able to identify and resolve problems in a timely manner while communicating issues clearly and concisely to the various team members.
  
  

Experience

• 3+ years land development project management.
• Urban planning or engineering background is preferred. Other candidates will be considered.
• Ability to oversee multiple tasks at one time with high integrity and the ability to be a self-starter.
• Excellent communication, team building, resource management and conflict resolution skills a must.
• Strong negotiation skills to resolve potential issues with subcontractors, design team and/or owner.
• MS Office skills required, including Word, Excel, and PowerPoint.
• Proficient at reading and understanding civil engineering drawings for completeness and accuracy.
• Strong public speaking ability.
