Summary

The Head of Real Estate is responsible for the strategy and oversight of all US lease negotiations to align with the company’s overall goals. The position will report to the Principal Financial and Accounting Officer and will manage the Real Estate Leasing and Legal teams as well as the Construction team. The Head of Real Estate serves as the primary point of contact for Real Estate, both inside and outside the company.

Essential Job Duties And Responsibilities


  • Develop and execute Real Estate strategy for renewals, relocations and/or terminations of existing leases on domestic fleet of 2,900+ stores
  • Manage a team of direct and indirect reports across 3 teams
  • Collaborate with other internal partners (Finance, Legal, Store Operations, Accounting, etc) regularly.
  • Oversee and lead monthly Executive Real Estate Committee process
  • Review and approve over 1,000 renewals annually; ensure all terms are in line with company standards and goals
  • Negotiate lease transaction packages with major Landlords
  • Develop and maintain strong relationships with Landlord teams to ensure a long-standing relationship for the company
  • Negotiate renewals or relocations for high profile locations
  • Construct, organize and maintain various spreadsheets.
  • Track and meet all critical dates (lease expirations, option notice dates, etc).
  • Perform and/or delegate special requests, projects and ad hoc reports in a timely, accurate manner as needed.

BASIC AND PREFERRED QUALIFICATIONS (EDUCATION And/or EXPERIENCE)


  • High school diploma or GED required; Bachelor’s degree from an accredited program in business preferred
  • At least 10 years of experience working in a real estate department for a national retailer or developer

  • Working knowledge of various major real estate markets
  • Proficient ability to communicate effectively with others using spoken and written English.
  • Demonstrated ability to negotiate contract terms in a forthright, professional, and tenacious manner for the benefit of the company.
  • Proficient project planning skills, including the ability to organize, prioritize and control job responsibilities in order to meet deadlines in an environment with overlapping and potentially conflicting priorities.
  • Demonstrated capacity for gathering and scrutinizing data to identify issues, opportunities, patterns, and sustainable business solutions.
  • Proficient knowledge of Windows-based business computers and Microsoft Office programs; specifically, Excel, Outlook and Word
  • Ability to work collaboratively with others; conducts working relationships in a manner acceptable to others and to the organization.
