Sales & Leasing Agent
Reports To: Community Manager
Position Overview
In this role, you will be playing an active role in the selling and leasing of new, used, foreclosed, and broker homes in your community. You will be working with a high-performing team, driven by success, and will be delivering the highest quality of service to current and prospective renters and home buyers. You will also be involved in various projects pertaining to sales and could very well be a liaison between YES Communities team members and potential/existing homeowners & local organizations. Your correspondence with prospects will include phone calls, e-mails, social media, and physical delivery of flyers and promotions to residents. This will include building community relationships with residents in their homes and providing tours of our communities and amenities for future homeowners.
Essential Functions
Advertise and generate leads in prospect tracking and in other platforms such as phone calls, e-mail, social media, and physical delivery of flyers and promotions to residents on a daily basis
Sell new, used, and foreclosed inventory at prices set by management
Lease rental inventory to qualified applicants
Daily walk-through of ready inventory to ensure they are ready for showings
Be able to communicate professionally with lenders, prospects, and insurance agencies
Guide applicants through the application process to meet lender/underwriting and community guidelines in a timely manner
Act as a liaison between the lender and the applicant
Conduct sales closings to include final walk-through move-in checklist and pre-funding conditions
Work with the community manager to complete rental closings including home move-in inspection in site plan
Work with the management team to review inventory for refurb needs and monitor homes for readiness to ensure make ready status/date is updated
Manage upload photos and descriptions of community vacant homes in home inventory tracking system
Evaluate potential inventory purchases for Management review
Hold open house or sales events on available/upcoming sales inventory as needed
Organize resident events to promote YES culture and maintain relationships
Create and place effective advertising by using different marketing material
Keep all notes, and information currently updated in the electronic sales tracking system, on a daily basis
Promote sales and lease renewal by utilizing all company-supplied reporting resources
Attend Gold Key Service visits to promote home ownership
Communicate with Community Manager on updated home readiness statuses in home inventory tracking system
Handle all written and verbal communication in a courteous and professional manner
Track and follow up with all prospective leads and inquiries
Create and maintain a positive YES Attitude for our Community environment
Communicate policies and procedures effectively
Assist the management team with screening for applicants buying a home privately in the community
Create and ensure a safe work environment, follow safety precautions and procedures
Complete all work in a timely manner, without sacrificing quality
Maintain professional behavior without interfering with the individual’s work, interrupting the work of another team member, or disturbing the quality of life for community residents
Ability to pass mystery shop and meet company expectations
Availability to work late nights and on Saturdays as directed by the management
Travel to other local communities if need arises, especially during the close week
Attend all company meetings, training, and conferences as requested by the management
Additional duties as assigned by management and are subject to change
Required Skills:
Excellent oral and written communication skills
Maintain a professional appearance and attitude
Must be self-motivated, independent, and able to work with minimal supervision
Computer skills including Microsoft Office software products
Must have YES Attitude, and love serving people
Education and Experience:
A valid in-state driver’s license is required
High school diploma or equivalent is preferred
Prior sales experience preferred
Must obtain state-specific sales licensing within 90 days of employment where applicable
