Description

STORE Capital Advisors, LLC is seeking an Engineering Director to join our Portfolio Management team.


How you will contribute to STORE's mission:


The Engineering Director owns the strategy and execution for property inspection oversite of a 3,200 commercial property portfolio. This role reports to the Executive Vice President of Portfolio Management and works closely with the Portfolio Management, Underwriting, Operations, Real Estate and Closing teams to provide key technical, engineering, and commercial analysis and technical guidance across the real estate portfolio management and acquisitions functions. This leadership position assesses and confirms engineering and property condition related risks and assumptions, including deferred maintenance analysis, for the existing portfolio and, periodically, at the underwriting stage. This includes assessment of capability of third-party vendors. In addition, this position will consult and advise with the Closing and Operations teams regarding property condition and environmental due diligence reports in the acquisition process, as needed.


What Will Make You Successful (Qualifications)


  • Minimum of 10 professional years’ experience with a high degree of technical and engineering demonstrating competence across multiple asset classes, typically covering offices, retail, hotels, logistic and industrial assets with ability to manage all technical due diligence and ownership/operations issues that arise including structural, building envelope, MEP, environmental, sustainability, vertical transportation, fire/life safety, development and redevelopment and reporting
  • An engineering or other technical education is most suitable for this position but extensive experience in the field and past working with investment professionals is welcome
  • Excellent excel, analytical and budget management skills
  • Ability to work independently and under pressure of deadlines
  • Detail oriented, high degree of accuracy in work product
  • Ability to work well within a team environment; Solution-oriented
  • Strong knowledge of development, construction, asset/property/facilities management, engineering and operations, architectural and consultants’ contracts, and ability to structure fees, terms and conditions to optimize pricing and performance, including strong negotiating and contract documentation skills.
  • Demonstrated leadership skills and show a track record in commercial real estate due diligence management and development, including pre-acquisition diligence, environmental diligence, strategic planning, development of comprehensive cost plans, planning & entitlement processes, project monitoring, institutional reporting and contract negotiation/management.
  • Able to perform extensive national travel as required
  • Experience, leading on compliance for quality, safety, health, and environment issues on project commissions.
  • Proven track record managing the flow of project information between the team and other stakeholders, through regular meetings and written communications.
  • An understanding of Contract Administration processes, claims resolution and disputes.
  • Strong strategic negotiating skills.
  • Strong oral and written communication
  • Strong project, development, engineering, construction and design management experience.


What Most Days Will Include (Primary Duties)


  • Lead the technical property portfolio inspection and oversight program. Support property condition and environmental due diligence process, as needed. This includes selection of the professional team(s) to resolve issues and deliver relevant input and direction to protect STORE’s interests.
  • Review externally prepared Property Inspection and Condition reports, and periodically review Phase 1 and Phase 2 site assessments, for STORE’s commercial real estate portfolio and acquisition targets to ensure compliance with external requirements and regulations in conjunction with STORE internal requirements and lease provisions.
  • Manage site inspection process and strategy for the portfolio, as well as tenant’s compliance with material post close cap ex requirements.
  • Working with external technical and legal consultants, manage post-close portfolio environmental issues.
  • Assess and confirm development and engineering related risk and assumptions for existing portfolio, and periodically, at the underwriting stage, including construction cost, schedule (program), development potential, third party risks and capability of development partner and consulting teams.
  • Develop vendor strategy for deals, maintain strong engagement and identify new relationships to cultivate to assist in the programmatic needs.
  • Assisting in fee negotiations, development of key contractual documents and contract negotiations with consultants as necessary.
  • Assemble and manage a team of best of class consultants to perform needed tasks on short notice and coordinate findings to investment team.
  • Provide the necessary commercial and project development related input for investment deal underwriting, acquisition, and management of buildings.
  • Provide strategic input into the deal team regarding operational, development and refurbishment strategies.
