Position Summary:

  • Responsible for maintaining the integrity of the physical asset(s) and maximizing the returns from the asset(s) in accordance with the Company's mission, vision, and objectives.
  • Responsible for training and development of all personnel assigned, either directly or through others in a manner that maximizes employee and property performance.
  • Provide the policies, processes and standards needed for the organization to succeed.

Key Duties & Responsibilities:

  • Maintaining the physical asset—
  • Supervises employees and contractors.
  • Assures adherence to specifications (contractual; operations manual).
  • Conducts formal site inspections of buildings interior and exterior.
  • Makes recommendations for physical repairs and/or replacements.
  • Oversite of capital and renovation projects to ensure quality, best pricing, and contract compliance.
  • Ensures observance of safety regulations.
  • Marketing and leasing—
  • Supervises leasing personnel.
  • Regularly evaluates market conditions and property comparable.
  • Implements marketing plan.
  • Periodically reviews rental applications and lease forms for accuracy and compliance with established policies and procedures.
  • Makes recommendations to improve marketing and leasing programs to keep vacancies at a minimum.
  • Brand management for all properties and the Company
  • Rent management—
  • Supervises rent collection in accordance with policies and procedures manual.
  • Monitor and enforce collection of receivables to minimize delinquency.
  • Approves and monitors rental rate recommendations for new leases and renewals based on current market information.
  • Financial reporting and control—
  • Reviews and helps develop annual property management plan and operating budget.
  • Reviews all monthly financial reports.
  • Approves payments (payroll, invoices).
  • Approves expenditures in accordance with Company policy and procedures.
  • Administration—
  • Handles employee selection, training, and control, and assures that all supervised employees comply with the appropriate policies and procedures.
  • Interfaces with outside professionals regarding legal, accounting, insurance, tax, and other matters, as appropriate.
  • Ensures property files and records are maintained.
  • Continually improves management and technical skills.
  • Assist with development and implementation of new policies and procedures to create efficiency.
  • Spends agreed-upon percentage of time on obtaining market knowledge, community relations, and asset evaluation.
  • Assist ownership with developing and meeting company directives as needed.

  • Financial Stewardship – Budgeting and basic accounting

Work Environment: On property, At Corporate office. Traditional work environment, Comfortable.

Physical Demands: Sitting,20% Standing,20% Walking, 20% lifting,15% carrying, 15%reaching,15% driving,20% push 15% or pulling 10% throughout each day.

Required Education and Experience:

  • Minimum of four years property management experience. (Preferred)
  • College degree (Preferred)
  • Strong leadership and motivational abilities.
  • Exceptional communication skills and ability to interact with a wide range of people.
  • Attentive to detail
  • Proficiency in Microsoft Office and AppFolio or comparable property management software experience.
