Overland Group, Inc. is a privately held, vertically integrated real estate company who develops and constructs properties across multiple states. Overland is headquartered in Lehi, UT and has an office Phoenix, AZ. Overland Development is a part of Overland Group and is currently developing assets across multiple types including multifamily, mixed-use, hospitality, retail, and medical office in Utah and Arizona. Overland Development is currently developing ~$400 million worth of real estate with about half under construction and the other half in pre-construction.

Overland Development engages in site acquisition, due diligence, project management, capital structuring, real estate private equity, and asset management.


In addition to Overland Development, Overland Construction is a general contractor with significant construction experience in multiple asset classes with a presence in both Utah and Arizona. Overland Development and Overland Construction work together to ensure development projects are successful from start to finish.

Position Description

The Director/VP of Development serves a critical role on the Overland team. The Director/VP of Development leads and executes in carrying out the development strategy for multiple projects. This includes site acquisition, due diligence, scheduling, budgeting, planning, entitlements, permitting, construction management, and property management turnover. The Director/VP of Development will also be responsible for leading and supporting the development team. This includes supporting the development manager and development analyst in completing their project on schedule and on budget. The Director/VP of Development will be on the leadership team for Overland Development and will be expected to champion Overland Groups vision and core values.


Responsibilities

Project Management

  • Manage multiple real estate development projects.
  • Perform due diligence on all new land acquisitions including underwriting and building project proformas: market research, municipal requirements, zoning, entitlements, site constraints, development budget, development schedule, construction budget, construction schedule, operating budget, and financial assumptions.
  • Plan and execute the business plan for each development project to ensure adherence to schedule, budget, entitlements, design, permitting, construction management, and property management transition.
  • Ensure strict adherence by development team to budgets for pre-development and due diligence costs.
  • Plan, direct, and manage the activities of consultants through due diligence, entitlement, design, and construction to ensure adherence to project budgets and schedules.
  • Maintain current knowledge of regulations that might impact assigned projects.
  • Ensure appropriate capital structure for each project.
  • Obtain financing on development projects either through existing relationships or by working with the President of Development.
  • Monitor the construction of development projects and act as an Owner’s Representative to help ensure project schedule and budget are met.


Land Acquisition

  • Research potential land sites.
  • Source and pursue new development opportunities.
  • Work the development analyst to properly underwrite potential development opportunities, analyze and review the market, zoning and site information.
  • Develop relationships with landowners, brokers, municipalities and other sources for potential developments.
  • Negotiate LOI’s and PSA’s on behalf of Overland Development.


Leadership

  • Support the President of Development and Overland in implementing its strategic vision, refining the vision and strategy, and aiding in the creation and implementation of key performance indicators.
  • Demonstrate effective management, leadership, and coaching of the development manager and development analyst to achieve company and project team goals and objectives.
  • Ensure quarterly goals are established and tracked for all staff.
  • Ensure job responsibilities and expectations are clearly defined and communicated, work is assigned and distributed appropriately, everyone on the team is appropriately trained, and performance issues are addressed in a timely manner.
  • Regularly provide formal and informal feedback to team members including discussions of strengths and areas for improvement.
  • Ensure the development team has the appropriate technical skills and tools to effectively perform their responsibilities.
  • Make recommendations to the President of Development on development team staffing needs including hiring, terminating, and promoting as appropriate.


Qualifications

  • 7-10 years’ experience minimum in real estate development. Experience in multifamily, hospitality, and/or retail development is preferred.
  • Site acquisition experience required.
  • Experience structuring and executing project financing is strongly preferred.
  • Bachelor’s degree in accounting, finance, real estate, or related field. MBA, MRED, or equivalent preferred.
  • Strong leadership and management skills with the ability to help others set and achieve meaningful goals.
  • Excellent project management skills including meeting deadlines and project budgets.
  • Excellent knowledge of financial modeling with the ability to create models and teach others.
  • Extremely high level of initiative.
  • Proactive mindset with the ability to solve problems.
  • Strong written and verbal skills.
