This position will be responsible for portfolio management overseeing Rockbridge’s development and redevelopment portfolio, highlighted by significant projects including The Merchant Building, the transformational high-rise, mixed-use project at the Historic North Market, and The Junto, Columbus, Ohio’s first independent boutique hotel, as well as multiple other projects in markets throughout the United States. The role will be part of the Portfolio Management team, and work in close coordination and collaboration with the Development team.
The Portfolio Management team oversees the financial management of Rockbridge hospitality assets, including financial modeling, ongoing underwriting and forecasting, capitalization management, and in the case of development projects, areas such as leasing and public incentives. The Development team is responsible for sourcing, underwriting, and executing new investments for Rockbridge. Specifically, the team is focused on comprehensive repositioning and ground-up development projects, locally as well as across the United States, where Rockbridge can create significant value through property transformation to achieve attractive returns for investors.
The Portfolio Manager will be responsible for the financial oversight of a portfolio of 5-10 hotel investments in various stages of the development process as well as through opening and operation of the property. In addition to the Portfolio Management Team and the Development Team, the role involves cross-collaboration with other Rockbridge teams including risk management, asset management, and capital markets.
The role will require significant financial management skills to navigate a complex capital stack and underwriting acumen to ensure expert financial stewardship of the project. Strong attention to detail, the ability to understand complicated legal and financial structures, and strong communication and organization capabilities are critical for success in the role.
Key Responsibilities:
Financial Oversight - Monitor and provide analytical support for all financial aspects of an investment, including construction draw oversight, forecasting, valuation, liquidity management, debt compliance, and reporting to leadership and investors.
Real Estate & Operating Company Modeling - Develop and maintain complex financial models to steward investments and facilitate good decision making.
Optimize Returns & Mitigate Risk - Provide analytical and model support for value-add and risk mitigation initiatives.
Creative Thinking - Support Rockbridge’s goal of continuous improvement by identifying and executing on opportunities for investment optimization as well as process and technological improvements.
Candidate Qualifications:
Entrepreneurial individual with strong work ethic and high level of intellectual capacity, curiosity, and integrity
8-12 years of real estate / hospitality and/or private equity fund experience preferred
4-year college degree
Advanced excel skills and financial modeling experience
Capability to understand and manage complex financial and legal structures
Flexible and adept at managing multiple priorities in a fast-paced, deadline-sensitive environment
Excellent interpersonal, organizational, and communication skills
Self-motivated, detail-oriented, well-organized, and results-driven
